Keturah Reserve townhouses in Meydan: prices, sizes and the architecture
Keturah Reserve is the townhouse and villa side of the Keturah development in Meydan, MBR City. Four-bedroom houses at USD 3.27 million with 493 m² of house on a 240 m² plot; five-bedroom at USD 5.47 million with 826 m² on 400 m². Apartments run from USD 740,000. This is the long walk-through — the location first, then the community map, then the plots, the architecture and the prices.
Why Meydan works
Meydan and MBR City sit between Downtown and the Al Quoz industrial belt, close enough that ten to fifteen minutes gets you to Burj Khalifa off-peak, far enough that you are in a low-density district rather than in a tower canyon.
It is the district Dubai families move to when they want a house without moving to the edge of the city. Schools, the racecourse, the lagoon communities and Meydan One are all inside it, and the road access to both Sheikh Zayed Road and Al Khail is direct.
The trade-off is that MBR City is a large area with wildly varying quality between sub-communities. "Meydan" on a listing is close to meaningless; the specific community and its stage of completion is what matters.
The numbers, and how to read them
Four-bedroom: USD 3.27 million, 493 m² of built house on a 240 m² plot. Five-bedroom: USD 5.47 million, 826 m² of house on a 400 m² plot. Apartments: one-bedroom 100–120 m² at USD 740,000–900,000; two-bedroom 140–215 m² at USD 1–1.7 million; three-bedroom 250 m² at about USD 2 million; four-bedroom 360 m² at roughly USD 2.86 million.
The house-to-plot ratio is the number to notice. A 493 m² house on a 240 m² plot means the building goes up rather than out — this is a tall townhouse, not a villa with a garden. Buyers who want outdoor space read the built area and are disappointed on site.
Signature villa plots are also available within the Reserve for buyers who want to build, which is a different transaction with a different timeline and a different set of risks.
The architecture, and whether it matters
Charles Wu is the architect behind the Keturah approach, and the community's playgrounds are designed by Toshiko Macadam — the textile artist whose knitted play structures appear in museums and parks internationally.
Design credentials at this level do two things. They differentiate the product at sale, which is worth real money in a market where most new stock looks identical. And they create a community that people actually want to walk around in, which is worth more over a long hold than a marble specification.
What they do not do is guarantee resale value. A distinctive architectural language attracts a narrower buyer than a conventional one. In a rising market that is an advantage; in a soft one it lengthens the sale.
What to verify
Internal area versus plot area, separately, for every unit you shortlist — the ratio is the whole character of the house.
The community completion schedule. Keturah Reserve is a masterplan; the playgrounds and landscaping that justify the premium arrive on a timeline, and that timeline is in the developer's hands.
The service charge for a townhouse community with this level of shared landscaping and amenity. It is higher than a conventional Dubai townhouse cluster and it should be.
And the payment plan against the construction milestones, with the delay provisions read in full rather than skimmed.

Is a townhouse better than a villa in Dubai?
A townhouse gives you a house at a lower entry price with a smaller plot and shared walls; a villa gives you land and privacy at a higher price and a higher running cost. The specific ratio of built area to plot area is what actually determines how the property lives — read it before you read the bedroom count.
