Trump Golf Villas in Oman: what USD 2.3 million buys 20 minutes from Muscat
Twenty minutes from Muscat, 180 metres up, on five million square metres next to the Ritz-Carlton and Nikki Beach — a gated community with a Trump golf course. It is the one combination the Middle East does not otherwise offer: mountains, beach and championship golf on the same title deed. Here is what it costs, and where the catch sits.
What is actually being built
The site covers five million square metres at 180 metres of elevation, which in this part of the Gulf is the entire point: you get the sea breeze without the humidity that sits on the coastal strip all summer. The neighbours are the Ritz-Carlton Downtown Muscat and the Nikki Beach Resort & Spa, and the community has its own beach access.
Mountain elevation, private beach and a championship golf course on one plot does not exist anywhere else in the region. Dubai has golf communities and it has beachfront; it does not have the two together with elevation on top, and neither does Abu Dhabi, Doha or Riyadh.
That uniqueness is a genuine asset. It is also the reason to be careful — a product with no comparables is a product that is hard to value, in both directions.

The numbers
Trump Golf Villas: five bedrooms, 166 to 405 square metres, from AED 8.5 million — roughly USD 2.3 million. They sit directly on the 18-hole championship course and come with a branded golf cart and the club membership package.
Trump Hotel branded apartments: from 53 square metres, from AED 1.8 million — around USD 490,000. These are the entry product: small, serviced, aimed at a rental pool rather than at living in.
Run the second number: USD 490,000 for 53 square metres is roughly USD 9,200 per square metre. That is Downtown Dubai pricing in a market with a small fraction of Dubai's rental demand. It is the line item in this project I would interrogate hardest.
Where the value is, and where it is not
The villas make sense if you want the lifestyle. A five-bedroom detached house on a championship course with a beach club within walking distance, at USD 2.3 million. The nearest equivalent in Dubai is Jumeirah Golf Estates or Emirates Hills at two to four times that number, and without the beach.
The apartments are a harder argument. The case rests entirely on the rental pool projection, and a projection is not a track record. Ask the operator for occupancy history from their existing Oman assets, in writing, covering low season as well as high.
A useful test on any branded project: what does an equivalent villa cost inside the same development without the course and the badge? That gap is the actual price of the name, and it is a number the sales team can usually be persuaded to produce.
What Oman offers that the UAE does not
Landscape, principally. Oman has mountains, wadis, a long undeveloped coastline and a natural environment the UAE simply does not have. For a second-home buyer that is not a small difference.
Lower density and lower prices. Property in Omani ITCs is meaningfully cheaper per square metre than comparable coastal product in Dubai or Abu Dhabi, and the developments are far less dense.
A slower, more traditional character. Muscat is a low-rise city with strict height rules and a preserved architectural style, and people who find Dubai relentless often find Oman a relief.
And no personal income tax, in common with the rest of the Gulf.
The Oman question nobody asks first
Liquidity. Dubai registers tens of thousands of transactions a year and publishes every one of them through the Dubai Land Department, so when you want out you can price against real comparables and find a buyer within weeks. Oman's freehold market is a fraction of that size and the data is thinner.
This is not an argument against buying. It is an argument for buying something you would be content to hold for a decade in a place you personally want to be — which describes the villas far better than it describes the 53 square metre apartments.
It also means the exit strategy has to be part of the purchase decision rather than an afterthought. Who is the buyer in year eight, and what will they be comparing you to?
What I would ask the developer
The full Integrated Tourism Complex designation and the residency threshold, in writing. ITC status is what makes foreign freehold ownership possible in Oman, and the residency benefit attached to it is a specific number, not a general promise.
Service charge per square metre, with the golf and beach club components broken out separately. In a resort community these are the costs that grow.
Completion date and the escrow arrangement. Oman's escrow regime is not Dubai's, and this is where the real risk in the transaction sits.
Resale evidence from earlier phases of the same ITC: what did units actually transact at, and how long did they take. If the developer is vague about any of these four, that is your answer.
What foreigners can own in Oman
Foreign freehold ownership in Oman is restricted to designated Integrated Tourism Complexes. Outside an ITC, non-GCC nationals generally cannot buy freehold residential property at all.
ITCs are master-planned developments explicitly approved for foreign ownership: Al Mouj Muscat, Muscat Bay, Jebel Sifah, Hawana Salalah and the newer golf-led schemes.
Within an ITC you get genuine freehold title, and the purchase carries residency for the owner and immediate family for as long as the property is owned. That residency benefit is the strongest feature of the Omani offer.
Confirm the ITC designation and the current residency threshold in writing before anything else, because both have been adjusted over time.
What the UAE offers that Oman does not
Liquidity, by an enormous margin. Dubai registers tens of thousands of property transactions a year with a deep international buyer base; the Omani ITC market is small and selling can take a very long time.
Rental demand. Dubai has a huge expatriate tenant population; Oman's is far smaller and concentrated in specific sectors, so ITC yields are modest and the market is thin outside the peak season.
Infrastructure and connectivity: airport links, healthcare, schooling and business infrastructure are in a different league, and that matters if the property is for more than holidays.
And transparency. The Dubai Land Department publishes registered transactions; comparable data in Oman is far harder to obtain, which makes pricing a purchase considerably more difficult.

Can a foreigner own property in Oman?
Yes, within designated Integrated Tourism Complexes (ITCs). Freehold title inside an ITC is available to foreign nationals, and ownership above a threshold set by the ITC can also support Omani residency for the owner and immediate family. Outside ITC zones the rules are far more restrictive, which is why branded projects cluster inside them.
How does Oman compare with Dubai for a buyer?
Oman is cheaper per square metre, quieter and far less liquid. Dubai has depth: thousands of registered transactions a month and a resale market that will take your unit at a price you can look up. Oman has neither yet. Buy in Oman because you want the place — not because you want a fast exit.
Is the Trump name on the villas or just the golf course?
The golf operation carries the brand — an 18-hole championship course with the branded club experience around it. Branded golf communities price that badge into the villa, so the question worth asking is what an equivalent villa costs in the same ITC without a course attached.
