The waterfall and pool in each apartment is the specification that gets the attention, and it is worth asking the practical questions: what does it add to the service charge, what maintains it, and what happens when it leaks. A building with 48 water features has 48 potential problems, and the answer should be a maintenance contract, not a shrug.

Vastu Shastra, and why a Dubai developer used it
Vastu Shastra is the Indian architectural tradition governing orientation, proportion and the placement of spaces relative to the cardinal directions. Applying it to a Dubai tower is a deliberate targeting decision.
Dubai's single largest inbound buyer group is Indian. A building designed to Vastu principles is a building that a specific, large and wealthy buyer segment can evaluate on criteria it already uses — and that competitors cannot copy without redesigning from the ground up.
That is smarter positioning than another marble lobby. It also narrows the resale pool by design, which is the trade: strong differentiation within a segment, weaker appeal outside it.
The location
Business Bay on the Dubai Canal, which puts EYWA in the same district as the Peninsula cluster and within a short drive of Downtown. Canal frontage in Business Bay is the district's scarce asset and the reason a project like this can justify its pricing here rather than in a quieter area.

What is specific to EYWA is scale. Forty-eight apartments in a district of thousand-unit towers means a genuinely different daily experience: no queue for the lift, no queue for the pool, and a service charge divided across very few owners.
Who this is for
A buyer who wants a home rather than a yield line, who values the wellness and design programme, and ideally one for whom Vastu compliance is meaningful rather than decorative.
It is a poor fit for a conventional investor. A 48-unit boutique building with a bespoke specification has no comparable, which makes it hard to value and slow to sell. The rental market for an apartment with a private waterfall is not deep.
If you are in the first category, it is one of the few genuinely distinctive things built in Business Bay in the last decade. If you are in the second, the Peninsula towers next door are a far more sensible instrument.
What the design principles mean in practice
Eywa is planned around Vastu Shastra and biophilic design, which sounds like marketing until you look at what it produced physically: heavy planting on the facade and terraces, a low unit count for the footprint, and orientation decisions made for reasons other than maximising sellable area.
The planting does measurable work. Dense vegetation on a facade shades the glazing behind it, which in a Dubai summer lowers the cooling load in the apartment.
The low density is the more consequential decision. Fewer, larger units on a prime canal plot means the developer left value on the table in exchange for a different product, and that is rare here.
Whether the philosophical framework matters to you is a personal question. The physical consequences of it — shade, space, low density — are real regardless.
The plot is the actual asset
Eywa sits directly on the Dubai Water Canal in Business Bay, on a stretch with a genuine promenade and uninterrupted water frontage. In a district assembled plot by plot over twenty years, the canal-edge sites are finite and most are now built.
That means the defining feature of the property — the water frontage and the view corridor — cannot be taken away by a future development, which in Business Bay is worth real money.
It also means walkability to the canal promenade, which has become one of the genuinely pleasant public spaces in central Dubai, and a short crossing to Downtown.
Verify the specific orientation. Even on a canal plot, some stacks face the water and some face the neighbouring building.
Who this is for
End users, predominantly. Large units in a low-density building on a premium plot rent to a narrow tenant pool at a rent that will not justify the purchase price on a spreadsheet.
The buyer is someone who wants a genuinely distinctive home in central Dubai and is willing to pay a design premium for it, in the same way people do in any world city.
As an investment it is a scarcity bet rather than a cash-flow one: a unique building on an unrepeatable plot in a district otherwise full of interchangeable towers.
The number to interrogate before committing is the service charge, with the landscaping maintenance scope specified. Vertical gardens need irrigation, horticultural care and replacement, and that cost is permanent.
