Limassol: business centre and relocation
Limassol is the only city on the island with high-rise development on the sea and a concentration of international business: shipping, finance, IT companies that moved here with their staff. It absorbed the main wave of relocation.
- The tenant is a company employee with a family, who needs a school, an office and the sea within walking distance.
- Supply ranges from seafront towers to suburbs with villas.
- Prices are the highest on the island, and so is liquidity.
- The risk is concentration of demand in a few industries: changes there show up in the rental market quickly.
Paphos: resort, and a long-standing British community
Paphos was built for decades around the British buyer — a retiree or a winter-home owner. Hence the character of the development: low-rise complexes, villas, golf resorts rather than towers.

- The tenant is a tourist in summer and a wintering retiree in the cold months; long-term corporate demand is thin.
- Seasonality is more pronounced than in Limassol.
- The entry price is lower, and the threshold for a villa by the sea is noticeably more accessible.
- The exit is slower: the buyer is specific and has to be waited for.
Larnaca: the airport, accessibility and a marina under construction
Larnaca has the country's main airport and was long regarded as a transit city. A project to redevelop the port and marina is gradually changing that role: a new kind of waterfront is appearing, and housing to go with it.
- The lowest entry price of the three cities and the best transport access.
- A mixed tenant base: part of the demand comes from the airport itself and related companies.
- Betting on the marina project being delivered is a horizon of years, not seasons.
How to choose
Relocation with work and a school — Limassol, despite the price. Wintering, holidays, a calm environment — Paphos. A lower entry and a bet on a city's development — Larnaca, understanding it is a long horizon.
Nicosia stands apart: a capital without a sea, with local rather than resort demand, and its logic is closer to an ordinary urban market.
