How to read these numbers
The developer is inferred from the project name: there is no developer column in the base, and broker sheets frequently omit the name altogether — a row will simply say “Palm Beach Tower 2” or “Creek Harbour”. Matching therefore runs on project names, and some lots never make it into the statistics: if the project cannot be identified, it is attributed to nobody.
The consequence is that these figures show the mix of developers in our stock, not their share of the Dubai market. A large developer sitting on a lot of completed housing can look smaller here than one whose projects turn over on the resale market more often.
Median rather than mean, for the same reason as on the district pages: a single penthouse skews an average until it stops describing anything. Sums are shown in dollars so the order of magnitude reads immediately; on the listing cards themselves the price stays in dirhams.
