Privacy policy

1. General provisions

This Policy governs the processing of personal data of visitors to insider-realestate.com (the “Site”), operated by Oleg Svyatenko, a RERA-licensed broker (the “Operator”, ORN 11899, Onyx Tower 1, Floor 4, Office 413, The Greens, Dubai, UAE).

The Policy is drawn up having regard to the requirements of: Federal Law of the Russian Federation No. 152-FZ “On Personal Data” of 27 July 2006; General Data Protection Regulation (EU) 2016/679 — GDPR; UAE Federal Decree-Law No. 45 of 2021 on the Protection of Personal Data Protection.

2. What data is processed

• Name — to address you and to identify the enquiry
• Phone number — to respond to your request
• Email (optional) — to send guides and calculations
• Country and budget (optional, on the distress-unlock form) — to shortlist properties
• Cookie and web analytics data (Yandex.Metrica, Google Analytics 4) — only with explicit consent
• IP address and user agent — server technical logs

3. Purposes of processing

• Responding to your enquiry and shortlisting properties
• Sending the materials you requested (guides, mortgage calculations, off-market listings)
• Notifying you of new videos and listings (only with consent)
• Behavioural analytics to improve the Site (in anonymised form)

4. Legal basis for processing

Processing is carried out on the basis of the data subject’s explicit consent, expressed by an affirmative action (submitting a form, clicking “Accept cookies”). Consent may be withdrawn at any time by request to svyatenko.oa@gmail.com.

5. Transfers to third parties

Personal data is transferred to:

• amoCRM (Russia, OOO “Komanda F5”) — for deal management
• Telegram (Telegram FZ-LLC, UAE) — for notifications
• Hostinger (servers in the USA) — hosting (technical processing only)
• Google LLC (USA) and Yandex (Russia) — anonymised analytics

When our video content and its accompanying descriptions are published on the brand’s social channels, data is transferred to the publishing platforms, each under its own privacy policy:

• YouTube / Google LLC (USA)
• VK / VK Video — OOO “VK” (Russia)
• Rutube — AO “Ruform” (Russia)
• TikTok — TikTok Pte. Ltd. (Singapore)
• Instagram / Meta Platforms, Inc. (USA)
• Dzen — OOO “Dzen.Platforma” (Russia)

Publishing is done only to the Operator’s own accounts and is additive in nature — the Operator does not delete or modify the data of other users of these platforms.

Data is not sold to third parties and is not used for marketing mailings without separate consent.

6. Retention periods

Contact details are held until consent is withdrawn or for three years from the last contact, whichever comes first. Cookie data is held for the period set by each cookie (usually twelve months).

7. Rights of the data subject

At any time you have the right to:

• Request a copy of your data
• Require its correction or erasure
• Withdraw consent to processing
• Lodge a complaint with a supervisory authority (Roskomnadzor for Russia; the UAE Data Office for the UAE)

8. Security measures

Data is transmitted over HTTPS (TLS 1.2+). Access to the CRM is restricted. Access logs are retained. Staff with access to the data have signed non-disclosure agreements.
