Developer communities
A master community is neither a building nor a district. What you buy is entry into a project built in phases: the first stage is on sale today, and the school, the hotel and the promenade arrive several years later. The questions are therefore different from buying a finished apartment, and each write-up here is built around them.
The first developer in the section is Mira Developments. Its four communities sit in four different places: Ras Al Khaimah, Oman, Georgia and Abu Dhabi. The figures on these pages come from the developer's own pages, and where something is a promise rather than a fact, it says so.

How to read these pages
There is no resale stock on these projects — they are still being built, and the first secondary transactions are years away. So there is physically nothing to compute a median price or a real yield from, the way the Dubai district pages do. Everything there is comes from the developer, and should be treated accordingly.
Each write-up therefore separates the developer's figures from the conclusions. The mix, the areas and the payment plans are facts from the project page. Phrases like "world's first" or "guaranteed 8% a year" are claims, and they are labelled as claims, with a separate block on what to ask about them before signing.
The second thing to hold on to: for three of the four, the market is many times smaller than Dubai's. That does not make them worse, but it changes the horizon — exiting a position there is counted in months rather than weeks, and any plan involving a fast resale needs checking on its own.
