1. The parties

These terms are entered into between Oleg Svyatenko (a RERA-licensed broker, ORN 11899), the “Operator”, and any user visiting insider-realestate.com, the “User”.

2. Subject

The Site provides information about the Dubai property market, about the Operator’s services as a RERA broker, and tools (a mortgage calculator, enquiry forms, a listing catalogue). Services are provided under a separate agreement between the User and the Operator.

3. Nature of the information

All material published on the Site — articles, videos, calculations, market reviews — is provided for information purposes and does not constitute individual investment advice. Property returns depend on many factors and are not guaranteed. Past performance is not a guarantee of future results.

All figures produced by the mortgage calculator are indicative and must be confirmed with a bank and a lawyer before any transaction is concluded.

4. Listing disclaimer

Prices and terms may change without prior notice. Final terms are fixed in the SPA (Sale and Purchase Agreement) with the developer or the seller.

5. Intellectual property

All material on the Site (text, graphics, video, the star-in-a-circle mark, the “Insider Real Estate” brand) is protected by copyright. Use without written permission is prohibited.

6. Liability

The Operator makes reasonable efforts to keep the information current, but accepts no liability for decisions taken by the User solely on the basis of Site material without subsequent professional advice.

7. Force majeure

The parties are released from liability for non-performance caused by circumstances beyond their control, including but not limited to: armed conflict (including hostilities officially recognised as such by international bodies), natural disasters recognised as such by the competent state authorities, epidemics and pandemics under a declared emergency or quarantine regime, and acts of public authorities that materially impede performance.

8. Changes to these terms

The Operator may amend these terms. A new version takes effect upon publication on the Site. Continued use of the Site constitutes acceptance of the updated terms.

9. Governing law

Disputes are resolved under the law of the United Arab Emirates (Dubai Courts) for agreements concluded through the Operator, and under the applicable law of the User’s place of registration in all other cases.
