Mira Ocean Estates: Oman’s pioneering multi-brand coastal community
Mira Ocean Estates in Salalah, Oman

Mira Ocean Estates is planned as a premium destination directly on the Arabian Sea, bringing branded residences, private villas, beach houses and five-star hospitality into a single coastal master plan.

An extension of Hawana Salalah

The community forms part of Hawana Salalah, Muriya’s established integrated tourism destination. Owners will therefore enter an operating hospitality ecosystem with hotels, restaurants, marinas, lagoons, beaches and leisure facilities rather than waiting for an entirely new destination to mature.

The master plan

Mira Developments’ plan introduces a five-star hotel, medical wellness and spa facilities, outdoor play areas, resort-style pools and a private beach club. Residential services are expected to include concierge assistance, valet parking, housekeeping and in-residence dining.

The hospitality-led model is designed for both full-time and seasonal ownership, reducing the practical burden for international buyers who use a home for only part of the year.

Trussardi and Richmond among the first launches

The first announced residential offerings include Trussardi Residences and Richmond Residences. Both will offer fully furnished studios alongside one- and two-bedroom apartments.

This mix broadens the potential audience beyond villa buyers to second-home owners and investors considering professionally managed holiday accommodation.

Salalah’s distinctive setting

Southern Oman presents a landscape rarely associated with the Arabian Peninsula. During Khareef, monsoon conditions bring mist and cooler temperatures, the mountains turn green and seasonal waterfalls appear along a dramatic Indian Ocean coastline.

Timur Mamaikhanov, Co-Founder and CEO of Mira Developments, describes the meeting of the ocean, Khareef and Salalah’s natural character as a combination capable of giving the destination wider international relevance. The multi-brand strategy is intended to reinforce that positioning through globally recognised design names.

Introducing the destination

Mira Developments hosted senior representatives from its international partner network for an exclusive three-day experience. The itinerary covered Hawana Salalah’s five-star resorts, marinas, waterfront restaurants, lagoons, beaches and leisure infrastructure.

Timed around Khareef, the programme allowed guests to assess both the development site and the broader lifestyle proposition. Presentations and networking sessions were paired with firsthand exposure to the hospitality environment already surrounding the project.

What buyers should examine

  • Ownership costs: service charges and which hospitality services are included.
  • Rental rules: short-stay permissions and operator terms.
  • Seasonality: demand patterns beyond the peak Khareef period.
  • Furnishing standards: specifications, replacement policies and brand controls.
  • Resort access: which Hawana Salalah facilities residents may use and on what terms.

Outlook

Mira Ocean Estates combines internationally branded property with an established resort environment and one of the Gulf region’s most distinctive natural seasons. Delivery quality, operating costs and year-round demand will ultimately determine performance, but the concept gives Salalah a product designed to compete for a broader global audience.
