The situation in one paragraph
The northern part of the island has been under a separate administration since 1974, recognised by one state. The Republic of Cyprus is an EU member and is regarded internationally as the government of the whole island. Property administration in the north operates under that separate administration, and the Republic does not accept the transfers it registers.
Where the risk sits
- Title categories. Land in the north falls into categories with materially different histories — including land whose pre-1974 owners were displaced. Titles derived from that land carry a specific legal exposure that titles on other land do not.
- Claims by displaced owners. A property commission exists in the north and a claims process runs; there have also been proceedings in the Republic and in European courts against purchasers, and at least one criminal conviction of a foreign buyer. This is not a theoretical risk category.
- Enforcement across the line. A judgment of the Republic's courts is a judgment of an EU member state, with the enforcement reach that implies across the Union against a buyer's other assets.
- Financing and insurance. International lenders and insurers largely do not operate there, which tells you how the risk is priced by people who price risk professionally.
- Exit. The buyer pool is other buyers willing to accept the same position, which is a narrower market than the marketing suggests.
What the marketing does not say
Prices are lower for a reason, and the reason is the one above. Statements that a title is "clean" require specifying which category of title, and that specification is the entire question. Any advice on this should come from a lawyer instructed by you, in the Republic as well as in the north.

The straightforward conclusion
This is not a purchase to make on the basis of a comparison table with Limassol prices. Anyone who wants the island and wants a title nobody disputes should buy in the Republic and pay the difference, which is the price of the certainty.
