GAIA is a family residential complex by Marfields under construction in the Germasogeia district: it is not on the front line, but it offers five buildings, a large shared grounds and a lower entry price than the finished towers by the sea.

Location and concept

GAIA sits in Germasogeia, in the eastern part of Limassol. The developer’s materials give a distance of about 700 metres to the sea. That is a useful figure, but it should not be turned into a promise of the same walk for every building and every unit. On site, walk the route: check the pavements, the crossings and the traffic. For a family the drive to school, the exit onto the main road and access to everyday services matter just as much.

The concept is built around five buildings and green grounds inside them. The developer ties the name to Gaia, the goddess of the Earth, and stresses natural materials, planting and a calm palette. What matters to a buyer is not the mythology but how it is translated into the site plan: the quality of the landscaping, shade in summer, privacy between windows and the separation of pedestrians from cars.

Apartments and layouts

The presentation shows one-, two- and three-bedroom apartments as well as combined units. The basic one-bedroom has 58 m² of internal area, plus a covered veranda and a share of the common parts. The two-bedroom has 88 m² internal. Three-bedroom types run to roughly 110–123 m² internal. There are larger combined layouts, including a full floor.

Internal area, covered veranda, share of common parts and garden must not be mixed together. The price list keeps them in separate columns, and the same discipline should hold in any conversation about a specific unit. The buyer needs to see how much space is inside the apartment and what part of the price is the veranda, the garden and the common areas.

What the complex has

The GAIA materials list two pools, a private gym, a playground, lounge areas, barbecue spots, a garden and underground parking. The number of apartments and parking spaces differs between the developer’s documents, so neither appears in the factsheet here: until there is written confirmation, the accurate wording is "five buildings with apartments of various types".

Shared infrastructure is not a free bonus but part of the building’s future economics. Pools, landscaping, a gym, lifts, security and underground parking all cost money to run every year. Before buying, ask for the method by which charges are calculated, the indicative rate and how it can be revised. Without that you cannot compare GAIA with an ordinary building that has neither pools nor large gardens.

Price and construction status

The price list of 10 July 2026 showed one-bedroom units from roughly €400,000, three-bedroom apartments with a garden from €940,000, combined units from €1.317m and a full floor at €4.2m. The table states plainly that VAT is not included, that the developer may change prices, and that most units had already been sold or reserved. This is not a window on current stock but a historical snapshot showing the order of prices and the make-up of the project.

The completion date has to come from the contract for the specific unit. The official Marfields page gave 2026 when checked, but that figure is not enough for a deal. You need the contractual date, the payment schedule, the handover procedure, the warranty obligations and the liability for delay. If a unit is shown as available, ask for its status again before reserving.

Who GAIA suits

The project suits a buyer looking for a new home in an established part of Limassol who wants shared green grounds and family facilities but is not prepared to pay the front-line premium. One-bedroom units can work for a single resident or a couple; two- and three-bedroom ones for a family. Apartments with a garden give private outdoor space, but privacy, shade and the cost of upkeep need assessing separately.

For a purely investment purchase, do not calculate the yield from the marketing rental rate alone. Weigh the competition among identical units, the time to the first tenancy, furnishing, voids, management, charges and taxes. Until the building is handed over, the rental model is a forecast rather than a fact.
