Why Olympic Residence matters in Limassol
Olympic Residence appeared before high-rise housing became a normal part of the Limassol coast. The Marfields presentation calls it the first high-rise residential complex in Cyprus. The official page gives 2013 as the year of completion; the number of residences differs between the developer’s documents, so it is not in the factsheet here. The completion year and the two-tower configuration agree across every source.
What matters to the market is not only the age of the building but how it came through its first cycle of use. On the front line the façade and any metalwork are permanently exposed to humid, salty air. A buyer needs to assess the state of the glazing, the joints, the balconies, the lifts and the shared building services, along with the history of major works. A recent refurbishment in one apartment says nothing about the condition of the building as a whole.
The front line and daily life
The main premium at Olympic Residence is the position by the sea and the panoramic views. But a view is always tied to a specific stack, a specific floor and whatever gets built later. The phrase "panoramic sea view" does not mean the sea is equally visible from every room. On a viewing, walk through all the main rooms, judge the depth of the balcony, the sun at different times of day, and whether new construction could block the important part of the panorama.
The official page lists a concierge service, a tennis court, a sauna and jacuzzi, a gym and the position by the beach. In a finished building what matters is not the icon but the condition and the load: how many residents use the gym at peak time, how the court is booked, what the spa schedule is and what the service charge covers. Those questions describe life in the building far better than a list of amenities in a brochure.
Zeus Penthouse: a unit, not a separate project
Zeus occupies the 17th and 18th floors of Olympic Residence. The presentation we were given shows two levels, a dining room, a living room, bedrooms and verandas. An asset like that is not valued as a standard apartment but as a one-off. Its price depends on rarity, floor area, the panorama, the state of the finishes and how few comparable offers exist. A simple price-per-metre multiplication is not enough for it.
That is why Zeus sits here as the flagship unit inside the Olympic Residence page rather than on a page of its own. Otherwise there would be two addresses about one building: one describing the building, the other a single unit. That would create an SEO duplicate, split the gallery and confuse the reader.
Price, and checking a finished building
The current price of Zeus cannot be read reliably from the materials we hold. Publishing a guess, or a figure from an unconfirmed source, is not acceptable. The correct wording is "price on request" until a written offer arrives with a date, the composition of the deal and the status of the unit.

The age of the building does call for a more careful technical check than a new tower would. For letting, what matters is not only the view and the beach but the competition among units inside the two towers, the mix of tenants and any restrictions on short-term letting.
Zeus suits a different buyer — someone looking for a one-off finished asset who is not comparing it with a standard apartment by bedroom count. A purchase like that is rarely optimised for maximum yield; more often what matters is personal use, rarity and preserving capital. That should be said honestly rather than dressed up as a promise of high rental returns with no calculation behind it.
