What is actually being bought

The project sits in the eastern part of Limassol, in Mouttagiaka. The official materials give about 50 metres to the sea and 2023 as the year of completion. The building already exists, so a buyer can assess not a promise but the real views, the quality of the shared areas, how the service works, the noise, the traffic and the walk to the sea. For a premium asset that is decisive: the price depends on what the buyer sees from the window of a particular apartment, not from a drone above the roof.

What separates a branded residence from an ordinary building is not the logo in the lobby but the contractual service model. The sales materials list a concierge, valet parking, doorman and porter services, restaurant and transport booking, and additional services for cleaning, cooking, fitness, spa and household maintenance. Some are part of the base model and some are charged separately; before the deal, ask for the current matrix of services and rates.

The facilities and what they cost

The group presentation lists four pools, a large spa, gardens, a café, a bar and a restaurant. For a resident that means part of daily life can be handled without leaving the grounds. For an investor it means the asset can offer a tenant a service package rather than just square metres. But every pool, every garden and every concierge shift is paid for by the owners through service charges and additional rates.

When buying, ask not only for the current charge but for the history of how it has changed, the building’s budget, the contract with the management company and the list of services billed separately. For a rental model, calculate the yield after all charges, management, furnishing and voids. A brand can raise the rent, but it does not suspend the economics of ownership.

Sample resale units

The materials passed to us contain two resale offers. Unit 20A has two bedrooms, 108.9 m² internal, a 25.2 m² covered balcony and 157.2 m² of total covered area; the presentation gives a price of €2.7m. Unit 25C has three bedrooms, 136.2 m² internal, a 28.4 m² covered balcony and 193.5 m² total covered; the price in the presentation is €4.5m.

These examples show how heavily a tower prices the floor, the view and the particular layout. They do not mean that any two-bedroom costs €2.7m and any three-bedroom €4.5m. They are dated cases, not a price promise. Before discussing a deal, confirm the unit is still available and obtain the full costing.

How to weigh the brand premium

The brand premium is neither an overpayment nor a guarantee of success. It has to be broken into parts. The first is the rent: how much more a tenant pays for branded service once every cost is deducted. The second is liquidity on exit: how quickly, and at what discount, comparable units have sold. The third is cost: how much the branded model eats through charges, management and obligatory furnishing.

For living in, the calculation is different. An owner may knowingly pay for a concierge, security, the view, the restaurant and the spa even when that does not maximise financial return. Then the premium buys a way of living rather than a percentage. It is worth naming that difference out loud, so that investment logic and consumption logic do not get mixed together.

What to check before buying a specific residence

In a finished tower, two apartments of the same format can be worth genuinely different amounts. Visit at different times of day and check not only the panorama but direct sunlight, wind on the balcony, noise from the road and from plant equipment, and privacy relative to neighbouring apartments. Record separately the parking space number, the storage unit, the furniture and appliances included, the condition of the building services and every improvement the seller counts in the price. A handsome general view of the sea is no substitute for inspecting the specific unit being bought.

The legal and financial check should answer several questions: whether a separate title is registered, whether there are encumbrances, arrears on service charges or restrictions on short- or long-term letting. The buyer also needs a full calculation of the associated costs — taxes and duties for the particular deal structure, legal fees, building upkeep, insurance, management and future repairs. If the apartment is being considered for letting, build the forecast in at least three scenarios: conservative, base and optimistic. Then the international brand remains an advantage of the project, while the decision rests on verifiable numbers for that particular residence.
