Cyprus enters this list because it answers a different question from the rest of it. Nobody buys in Limassol for yield; they buy for a European jurisdiction, a school year that runs in English, and a coastline you can live on rather than visit.

The practical distinction that matters before anything else is geographic. Purchases by foreign buyers take place in the south — the Republic of Cyprus, an EU member state with a functioning land registry. Title in the north is a separate and materially riskier subject, and it is not what we work with.

Within the south the market splits into scenarios rather than into price brackets: seafront in Limassol, the working capital in Nicosia, and branded residences that behave like a hospitality product. Which of the three you are buying decides the tenant, the resale audience and the running costs — far more than the district does.

The caveat: Title checks and the buy-side legal work matter more here than the view: verify the registry entry and any developer mortgage on the plot before a deposit.
