How the group is put together

Marfields Group presents itself not merely as a developer but as a full-cycle group. By the company’s own materials, it covers development, design and construction, property sales, a hospitality and service arm, and asset management. That model can reduce the number of parties a client has to deal with, but it does not remove the need to check the specific contract, the legal entity of the seller and which company will actually manage the building after handover.

An important feature of Marfields is how varied the portfolio is. The same brand covers a new business-class complex in Germasogeia, a finished high-rise in central Nicosia, the front line at Olympic Residence and the branded Ritz-Carlton Residences. "Buying from Marfields", on its own, therefore says nothing about the budget, the location or the purpose of the purchase.

From a finished tower to a new complex

Olympic Residence was one of the early high-rise residential projects in Cyprus. Two towers on the front line showed that Limassol has demand not only for resort apartments but for a full residence with a concierge, security, sport and shared areas. Central Park Residences carried that logic into central Nicosia, where the value lies not in a beach but in the address, the fact that it is finished, and the management.

The Ritz-Carlton Residences adds a hotel service model and an international brand to the property. In that segment the price is made up not only of floor area and view but of the promised standard of management. GAIA, by contrast, is designed as a business-class family complex a few minutes from the sea. It is the entry into the Marfields portfolio at a lower budget, but without the front line or branded service.

What design-and-build means for a buyer

The integrated model has two consequences for a buyer. The first is a single concept: architecture, interiors, shared areas and service are created within one product logic. The second is a long relationship with the group: even after handover, Marfields may take part in selling, letting and managing. For an owner who does not live in Cyprus permanently, that can matter.

But the phrase "full cycle" is not a substitute for due diligence. You need to know exactly who the counterparty is, how the deadlines and the specification are fixed, who is liable for defects, how the service charges are calculated and what obligations arise when the property is let. It is particularly important to separate the developer’s obligations from the marketing presentation of the project.

The price ladder across the projects

The materials passed to us show a wide price ladder. On the GAIA price list of 10 July 2026, one-bedroom units are shown from around €400,000 excluding VAT. In the 2025 Central Park Residences table, prices started at roughly €845,000 excluding VAT, with the penthouse listed at €3.2m. Two resale offers at The Ritz-Carlton Residences show €2.7m and €4.5m. The current price of the Zeus Penthouse cannot be read reliably from the presentation we were given, so the only correct wording is "price on request".

These figures cannot be turned into one current price list. They belong to different dates, units and statuses. Their job here is to show the range of products, not to replace a request for current availability. If you get in touch, the price of an actual deal has to be assembled again: the unit price, VAT, charges, furniture and the associated costs.

Who the Marfields projects suit

The choice should follow the scenario rather than a "good — better — best" hierarchy. GAIA is aimed at a family, or at a buyer who wants a new build in an established district and does not need the front line. Central Park suits someone looking at a finished, furnished apartment in the centre of the capital. The Ritz-Carlton is for a budget where the front line, the brand and the service matter more than maximum floor area for the money. Zeus is a one-off, where rarity, the panorama and being finished are what count.

The developer itself should be judged not by renders and not by a single flagship building. It is more useful to look at completed projects, at the state of the shared areas after a few years of use, at the history of service charges, at how quickly the management company responds, and at how actual resale prices compare with primary-market prices.
