Canggu: the densest and most competitive
Canggu grew from a village of rice terraces into the main draw for people working remotely. Cafés, coworking, surfing — and construction that never stops.
- The guest is a remote worker or a young tourist, often for several weeks.
- The plus is the highest recognition and the most predictable booking flow.
- The minus is competition and infrastructure strain: the roads are narrow, traffic is serious, water and drainage are under load.
- The risk is that new supply appears faster than demand grows, and that presses on rates.
Ubud: the hills and a different guest
Ubud is the interior: jungle, temples, yoga retreats, cultural tourism. There is no sea, and that determines everything else.

- The guest is older and comes for calm rather than parties; the average stay is longer.
- Seasonality is milder than on the coast, but overall occupancy is below Canggu's peak.
- Entry price is lower and plots are larger.
- Logistics: the airport is far, and for some guests that is a filter.
Uluwatu: cliffs and the premium segment
The southern Bukit peninsula with clifftops and view plots. The expensive segment concentrates here: ocean-view villas, boutique hotels, well-known beach clubs.
- The guest can pay, and the nightly rate is noticeably above the island average.
- Building on slopes is dearer and harder, and timelines are longer.
- Water is a separate question: the Bukit has historically had more difficulty with it than other parts of the island.
Sanur: families and medical tourism
Sanur is an older resort on the east coast with a calm sea, a promenade and, importantly, a large medical cluster. That makes it unlike the rest of the island.
- The guest is a family with children, an older tourist, someone arriving for treatment or rehabilitation.
- Seasonality is the most even on the island.
- Entry cost is moderate and competition is lower than in Canggu.
What all four share
- There is no freehold for a foreigner anywhere. Only a usage right or a lease — the district does not change that.
- Zoning decides whether you may let. A plot in an agricultural zone does not become a legal villa because identical ones stand around it.
- Infrastructure limits are common: water, electricity, waste collection are real rather than theoretical problems on the island.
- Calculate the yield on the actual occupancy of the specific district, not on a seller's promises.
