The UAE leads this list for a structural reason rather than out of loyalty to our home market. Dubai Land Department publishes every registered transaction, and that single fact changes how buying works: you verify a price against the register instead of taking it on trust. No other market on this page offers that completeness of data.
The second reason is the exit. A property in a district people want sells in weeks rather than in a season. Much of the higher yield available from the neighbours is, in plain terms, payment for not having that.
Everything else here should be compared against the UAE rather than against each other. This is the benchmark: if a market offers neither a lower entry point nor a fundamentally different job in the portfolio, there is no reason to go there.
The caveat: The highest entry price on this list — which is exactly what sends some buyers to look at the neighbours.
