The Springs lakes and canals: who maintains the water in a Dubai villa community, and who pays
Houses on the water sell for more, and the water needs constant care. Who is responsible for it and what it costs is a question for the community charge.
In The Springs, houses line artificial canals and lakes, and water frontage carries a noticeable premium. In a desert climate water is never free, so it is worth understanding who looks after it and how.
What needs looking after
- Circulation and treatment. Standing water turns green quickly in the heat, so the equipment runs constantly.
- Top-up. Evaporation in this climate is significant, and the volume has to be replenished all year round.
- Banks and edging. The waterline, reinforcements and planting along the water wear out and need work.
- Mosquitoes and algae — a seasonal but unavoidable line item.
- Equipment replacement every few years — a large one-off sum from the reserve.
What to check
- A separate line for water-feature maintenance in the community charge budget, not just the total.
- Who the contractor is, on what contract, and what happens if it ends.
- The reserve for equipment replacement and how it is built up.
- The state of the water at the end of the season, not right after servicing: come and look in the hottest months.
- The charge history over several years, and what caused the jumps.
Is water frontage worth paying extra for?
The premium for direct water frontage in villa communities is durable: there is a finite number of such houses, and on resale they sell faster. But check two things. First, that the water view is not blocked at an angle by a neighbouring house. Second, that the upkeep is funded — a neglected canal under your windows lowers value more than a well-kept one raises it.
What else to check
- A building survey of the house and the age of the air-conditioning plant.
- What can be extended under the community rules.
- Comparable sales for waterfront and inner houses — the premium can be measured.
- Time on market for your house type.
