The Meadows and the adjoining Springs were built at the same time, by the same developer, in the same idiom. Buyers often treat them as interchangeable and are surprised by the price gap. It is persistent, and it buys specific things.

What differs

  • Plot and house size. The Meadows is the larger format — more land under the house and more built area. This is the main component of the gap.
  • Density. Houses stand further apart, and you feel it on the street rather than on a plan.
  • Buyer profile. More owners here buy to occupy and stay, so the share of owner-occupation is higher and tenant turnover lower.
  • Water frontage. Both communities sit along artificial lakes, but the proportion of houses with direct frontage — and the premium it carries — is not the same.

What they share

Age, and everything that follows from it: grown landscaping, amenities proven over years, and plenty of transaction data. Also the same structural fact — neither has a service charge accumulating for house renewal. Roof, services, air-conditioning plant and finishes are the owner's budget, not a charge line.

How to choose between them

  • Compute price per square foot of land separately, not of built area. Listings quote the second; long-term value sits in the first.
  • Compare within a house type. Both communities contain several layouts, and mixing them produces a meaningless average.
  • Look at position: water frontage, corner plots, what backs onto the plot. These premiums are permanent.
  • Check what may be extended — plot coverage and setbacks differ by house type.

What to check either way

  • A building survey and the age of the plant.
  • Community charge and its trend.
  • Transaction comparables for the same house type from the public register.
  • Days on market — villas sell more slowly than apartments everywhere.

Who it is wrong for

Yield investors: houses have a worse rent-to-price ratio than apartments, and maintenance falls entirely on the owner.
