What the project consists of

A 75,000-square-metre plot on the West Crescent, a gated and guarded grounds with direct beach access and its own jetty. The hotel component, Six Senses, has 61 rooms, two restaurants and three bars.

The residential component per the developer's fact sheet: 114 penthouses (40 two-bedroom with two parking spaces, 38 three-bedroom with three, 36 four-bedroom with three), 32 sky villas (4 three-bedroom simplex, 8 three-bedroom duplex, 20 four-bedroom duplex), 5 royal penthouses, 2 imperial penthouses and 9 five-bedroom signature villas with direct beach access.

Sizes: two-bedroom penthouses 1,980–2,906 sq ft, three-bedroom 3,389–5,121, four-bedroom up to 4,588; sky villas from 3,389 to 6,478; royal penthouses 6,978–7,230; imperial penthouses 10,467–10,769; signature villas 13,181 sq ft of interior area and 16,016 total. Clear ceiling height is 3.2 metres throughout.

Every sky villa has its own 10-by-3-metre, 1.2-metre-deep balcony pool; royal penthouses have their own balcony pool, imperial penthouses have a private rooftop terrace with a pool, and signature villas have a 6.4-by-14.3-metre pool, a garden and a barbecue area.

Launch prices from the document: a two-bedroom penthouse — AED 9.4 million, three-bedroom — AED 16 million, four-bedroom — AED 22 million, a four-bedroom royal penthouse — AED 45.5 million, a sky villa — AED 27 million, a signature villa — AED 79.9 million.

Schedule: 5% on booking, 15% on registration within a month of booking, 20% within six months, 10% within twelve months, and 50% on completion. In other words, half the price is due at handover.
