Who counts as a lead, and who does not?

A lead is a person who has answered four qualifying questions, not a phone number. The questions are: are you buying to live in or to invest, are you a broker or a buyer, cash or mortgage, and within what time frame do you plan the purchase.

Ad specialists usually ask to keep two questions, because the form converts better. The logic here is the opposite. There will be fewer enquiries, but they come from people willing to answer four questions, who are easier to talk to. Someone who answered one or two is not passed to brokers.

If a person changes their mind about buying after the handover, a new lead is added on top — until the package holds exactly the agreed number of people who confirmed their intent.

Why do leads from large databases never reach a deal?

Because part of those contacts comes from scraping rather than advertising: software collects numbers from Telegram chats where the word "property" was mentioned at least once. Marketing companies earn on the number of contacts, not on their quality.

The outcome is always the same: the agent cold-calls people who never left a request and burns out; the agency spends money; the broker decides the leads are poor and moves to another agency. The principle here is different — leads are fresh, not two or three weeks old, and one person goes to one agency.

The second reason is advertising with a static image and no material on the property. It brings many enquiries, but most are off-target, and it is the broker who has to sift them.

How many leads a day can an agency handle?

An agency of five brokers needs five to seven leads a day, which is no more than 35–40 a week. Give one broker five leads at once and conversion into a deal will be several times lower than with one or two.

Narrow teams monetise leads fastest. One partner agency takes only buyers with a budget of AED 500,000–700,000 — studios and one-bedroom apartments — and closes deals in 7–14 days: it has an investor pool and its whole infrastructure ready for that segment.

Another agency works only with mortgage clients. By the expert’s estimate, about 85% of agencies in Dubai — Russian-speaking and English-speaking alike — turn mortgage buyers away because of the long deal cycle, so this niche stays open.

How are owners brought in to sell?

An owner is asked four questions: where the property is, whether they work with agents and with how many, whether the property is listed on the portals, and how urgently they need to sell. Only an owner who says they are ready to sign Form A counts as qualified.

Form A is not a guarantee of a deal but the owner’s intention to sell through you; the broker’s work starts after that. An owner may be listed with three agents — that is the maximum — and the task of qualification is to move them to an exclusive.

If the owner answers "sell it without a contract", they are offered a shoot: we come, take photos and video of the apartment and try to attract offers. They lose nothing and see the work. Such a lead reaches the agency only after the words "ready to sign".

How much does lead generation for a real estate agency cost?

In the episode on our channel the expert named these terms: the minimum package is 100 qualified buyer leads for AED 10,200, the same for an independent broker and for an agency. Delivery timing is agreed around your team.

Owner leads cost more: AED 300 per qualified contact with a minimum package of 25 leads; a package of 100 owners is AED 30,000. Terms may change, and the expert confirms the current ones before the contract.

What should a broker working for themselves do?

Stop depending on company leads and build your own listings. A sale contract with the owner, ideally exclusive, lets you close the deal inside your own agency and earn up to 4%, whereas chasing off-plan is an illusion of quick profit.

The second source is Instagram in a viewing format: take out the phone, walk through the apartment, show the bathroom, the sofa and the view, and post it. No staged light or sound. That is how the expert reached 10,500 followers in three months with no paid boosting, organically.
