Renovating an apartment or villa in Dubai

A renovation in Dubai starts with approvals, not with the crew. Before workers go in you need a no-objection certificate from the developer or the management company, and for serious work a permit from the relevant authority. Then the community rules: noise hours, the service lift, worker passes, a deposit against damage to common areas.

So the date in the quote and the real date are different things. There is a midday break on outdoor work in summer, working hours change in Ramadan, and stone and custom joinery take eight to sixteen weeks to arrive. One change of item mid-project shifts the whole chain.

A snag list instead of endless remarks

At handover a written list of defects is drawn up: room, description, photo, date and the deadline for fixing it. The list is fixed once, and anything found later goes under the warranty rather than becoming a reason not to pay. Without such a document a dispute can go on for months.

Changes along the way are the main source of delay. Every new decision by the client goes into a variation with a new date and price, so nobody reaches the finish feeling misled.
