Britain for education: schools, universities and the housing around them

Ask a foreign family why they own a flat in Britain and the answer is almost always the same — the children are at school here. That reorders everything: the criterion is no longer return, or even location in the ordinary sense, but the timetable of one institution.

How admission actually works

British independent schools admit on their own terms: entrance assessments, interview, references, and at the stronger schools registration several years ahead. The principal entry points are tied to age, and joining mid-programme is harder than at a standard entry year.

Boarding and day places are fundamentally different scenarios for a family. With boarding, housing nearby is for the parents' visits rather than for the child; with a day place, the address governs the whole logistics of the week.

The order of operations is the reverse of the instinctive one: secure the school place, then choose the housing. Done the other way round it ends either in a long daily commute or in moving again a year later.

The school chooses the area

The recognised school clusters sit in west and north-west London and in the counties around it, and in the university towns. That is why the family end of the market gravitates to houses with gardens rather than to riverside towers: schools, not views, generate the demand.

In the state sector the address matters directly. Admission to sought-after schools follows the rules of the particular area, and the catchment is reflected in the price of housing around it — a well-known and durable premium.

Transport here is a criterion rather than a convenience. The Elizabeth line materially changed the value of areas along it; journey time in London remains a currency.

A university is a different problem

Buying for a university is another exercise: a horizon of three or four years, and often not London but Manchester, Birmingham, Edinburgh, Bristol or Nottingham. Those markets are cheaper and rental yields are markedly better than London's.

The standard solution is a flat where the child lives with one or two other students whose rent covers part of the cost. Check whether the property falls under the rules on houses in multiple occupation: those require a licence and impose their own standards.

On graduation the asset becomes an ordinary student rental, and it is better sold in the letting season than in the middle of summer.

Buy or rent

Renting wins where the horizon is short and the plan uncertain: the school may not suit, the child may change city, the family may change its mind. British entry costs into ownership are high and rarely recovered over three years.

Buying wins where there are several children coming through in sequence, where the horizon is a decade, and where the family itself intends to spend a meaningful part of the year in the country.

One argument for buying is predictability: the rental market in popular school areas is tight, and searching every year against a school timetable is wearing. Weigh it against the stamp duty surcharges, which are paid once and up front.

What gets forgotten

Status. A child's study confers a basis of stay on the child, not on the parents, and buying property confers none at all. A dependant parent's right, where it applies, is a separate matter with its own conditions.

Tax. British property is taxed at every stage, including inheritance tax on residential property — historically the most sensitive item for foreign owners.

And timing. A British transaction runs for weeks and includes conveyancing with searches from public authorities; planning to move in by the start of the school year having begun in July is the classic mistake.
