Example
- You send the documents day 1
- Contract with a buyer 1–7 days
- Money in your account ≈ 2 weeks
- Usual discount to developer price 10–30%
- Balance owed to the developer paid by the buyer
Two weeks is the shortest realistic timeline. Nobody gets the money faster: that is how long the paperwork takes.
When to get in touch
The earlier, the higher the price: there is time to start a little higher and come down in steps.
- Payments are on track, but you need cash The best moment. We set the price slightly higher, watch the offers and come down in steps.
- You cannot pay the developer We sell before you fall into arrears. The buyer clears the developer balance — that is how more than half of deals go.
- The unit is blocked, cancellation is threatened Still solvable, but time is short. For these deals we bring in lawyers.

Find out what my flat is worth

No. 1 in urgent apartment sales in Dubai for English-speaking owners: we find the buyer and get you to a signed contract in 1–7 days, and to the money in about two weeks. The timeline depends on a price the market is willing to pay.
The price is set as a staircase. We start slightly higher and watch the response. No offers — we come down. Offers come in but not the right ones — one more step down, and the property sells.
The market will not buy a flat with ten cheaper options next to it. A discount to the developer price decides nothing on its own: buyers compare with the three lowest prices in your building. I will tell you that up front, before we start.
Documents to start
- Oqood if the building is under construction, or Title Deed if it is finished.
- Sale and purchase agreement with the developer (SPA).
- Passport.
- Emirates ID, if you have one.
- The developer's Statement of Account: it shows whether anything is owed.
Frequently asked questions
What people ask most — and what I answer.
How fast can I really sell a flat in Dubai?
The shortest realistic timeline is two weeks to the money. The contract with a buyer is signed earlier, in 1–7 days. The rest is paperwork.
Do you buy the flat yourselves?
No. I find a buyer — an investor looking specifically for urgent sales — and take the deal through to the money. That is why the timeline depends on the price.
How much will I have to drop the price?
Enough to be among the three cheapest offers in your building. The usual discount on urgent sales is 10–30% off the developer price.
Why not just list it on Property Finder?
There your flat is one of a hundred in the same building. Buyers of urgent sales sit in private agent chats, and offers from there come faster.
I owe the developer. Can I still sell?
Yes. More than half of these deals go through with the buyer paying off the seller's balance to the developer. The key is to come before the developer cancels the contract.
The unit is already blocked. Is it too late?
Not necessarily. These cases are handled too, with lawyers who run the transaction. But time is short — get in touch straight away.
What can be sold urgently?
Apartments, villas and townhouses — ready and off-plan. Affordable townhouses and villas go fastest: a townhouse up to AED 2.5 million, a villa up to AED 5 million.
What if nobody buys my flat?
I will tell you before we start. If there are ten cheaper options next to yours, there are two ways out: lower the price or do not waste your time.
Which documents do I need?
Oqood or Title Deed, the agreement with the developer, passport, Emirates ID if you have one, and the developer's statement of payments. Photos are enough.
