A penthouse is the top floor of a building with a terrace and, often, a private pool. It is a one-off product: a tower has one or two of them, so the price per square foot runs above the flats a floor below, and the circle of buyers at resale is narrower. The main trap is the area: the brochure counts the terrace and the pool into the square footage, while the title deed may record them differently. Check the floor plan attached to the contract, not the one in the presentation.
