Penthouses for sale in Abu Dhabi
How to buy a penthouse in Abu Dhabi
Penthouses in Abu Dhabi are mostly on Al Reem, Saadiyat and Al Maryah: the market is noticeably smaller than Dubai’s, and the choice often comes down to a few buildings. In return there is less competition when buying, and developers such as Aldar sell the top floors on the same payment plan as the rest of the tower.
A penthouse is the top floor of a building with a terrace and, often, a private pool. It is a one-off product: a tower has one or two of them, so the price per square foot runs above the flats a floor below, and the circle of buyers at resale is narrower. The main trap is the area: the brochure counts the terrace and the pool into the square footage, while the title deed may record them differently. Check the floor plan attached to the contract, not the one in the presentation.
Our database currently holds 2 penthouses in Abu Dhabi: the entry price is AED 5.3M and the middle of the sample is AED 6.25M. On 2 properties the seller has already cut the price, the deepest cut being 10%. Most of the listings right now are in Al Bandar, Marina Square. The list is rebuilt every night, and the figures on this page are computed from the very lots shown below.

The stock is anonymised: the exact address, the floor and the documents for a property are sent on request via WhatsApp or Telegram. I check the developer, the form of title and the price history before you pay a deposit.

Can a foreigner buy a penthouse in Abu Dhabi?
Penthouses in Abu Dhabi are mostly on Al Reem, Saadiyat and Al Maryah: the market is noticeably smaller than Dubai’s, and the choice often comes down to a few buildings. In return there is less competition when buying, and developers such as Aldar sell the top floors on the same payment plan as the rest of the tower.
Does the purchase qualify for the Golden Visa?
Yes, if the property is worth AED 2 million or more — about $545 000. The visa is federal, runs for ten years and works identically in every emirate; properties in different emirates do not add up towards the threshold.
How does the transaction work?
A reservation and a contract with the seller or the developer, a deposit, then registration with the emirate’s land department in the buyer’s name. You do not have to be there in person — the deal can be completed under a power of attorney. Before the deposit I check the developer, the form of title and that the property really is for sale at the stated price.
