Apartments for sale in Sharjah
How to buy an apartment in Sharjah
In Sharjah a foreign buyer can purchase an apartment in designated projects — Aljada by Arada, Maryam Island, Al Mamsha — but the form of title changes from project to project: full ownership in some, a 100-year right of use in others. It is checked in the contract, not in the brochure. In exchange, the price sits well below Dubai’s a few minutes from the Dubai border.
Apartments are the most liquid segment of the UAE market: more of them are built than anything else, they are the usual choice for a rental investment and they resell fastest. An apartment here is an ordinary flat held in the buyer’s own name, with the right to let it, sell it and pass it on to heirs. Three things decide the outcome: the district, the stage of construction and the payment plan. A completed flat starts earning rent straight away; one still under construction costs less and is paid for in instalments up to handover.
Our database currently holds 1 apartment in Sharjah: the entry price is AED 0.5M and the middle of the sample is AED 0.5M. Most of the listings right now are in Maryam Island Sharjah. The list is rebuilt every night, and the figures on this page are computed from the very lots shown below.

The stock is anonymised: the exact address, the floor and the documents for a property are sent on request via WhatsApp or Telegram. I check the developer, the form of title and the price history before you pay a deposit.

Can a foreigner buy an apartment in Sharjah?

Does the purchase qualify for the Golden Visa?
Yes, if the property is worth AED 2 million or more — about $545 000. The visa is federal, runs for ten years and works identically in every emirate; properties in different emirates do not add up towards the threshold.
How does the transaction work?
A reservation and a contract with the seller or the developer, a deposit, then registration with the emirate’s land department in the buyer’s name. You do not have to be there in person — the deal can be completed under a power of attorney. Before the deposit I check the developer, the form of title and that the property really is for sale at the stated price.
