In Abu Dhabi a foreign buyer gets freehold title only inside the investment zones: Al Reem, Yas, Saadiyat, Al Raha, Masdar and a few others. The most liquid of them is Al Reem Island, densely built and rented by people who work in the city. Yields here usually run above Dubai’s, while prices move more evenly.
Apartments are the most liquid segment of the UAE market: more of them are built than anything else, they are the usual choice for a rental investment and they resell fastest. An apartment here is an ordinary flat held in the buyer’s own name, with the right to let it, sell it and pass it on to heirs. Three things decide the outcome: the district, the stage of construction and the payment plan. A completed flat starts earning rent straight away; one still under construction costs less and is paid for in instalments up to handover.

How does the transaction work?
A reservation and a contract with the seller or the developer, a deposit, then registration with the emirate’s land department in the buyer’s name. You do not have to be there in person — the deal can be completed under a power of attorney. Before the deposit I check the developer, the form of title and that the property really is for sale at the stated price.
