What the strip gives you

  • Beach access on foot, which almost nowhere else in the city offers at apartment prices.
  • A promenade of shops and restaurants at ground level, operating year-round and drawing the whole city.
  • One of the deepest rental markets in Dubai, spanning long lets, corporate tenants and holiday stays.
  • Short-let demand that is genuinely structural, because tourists want the beach and the walkability — not merely a hopeful projection.

What comes with it

  • Crowds and noise. The promenade is busy in the evenings and at weekends, and lower floors feel it. That is the trade for everything above.
  • Traffic and parking pressure around the strip, particularly at weekends.
