Dubai Financial Market passes AED 1 trillion in market capitalisation

The market capitalisation of Dubai Financial Market (DFM) has passed AED 1 trillion for the first time, with the index reaching 6,115.97. The rally followed news of a preliminary peace agreement between the United States and Iran, to which UAE markets responded with a marked rise.

What the market showed

  • Emaar Properties: +5.1%, Emirates NBD: +4.4%, Air Arabia: +4.9%.
  • Abu Dhabi's ADX rose 1.2%.
  • Foreign investors accounted for 54% of total DFM trading volume and 79% of new registrations in Q1 2026.
  • Average daily turnover rose 56% year on year, passing AED 1 billion.

Why this is an indicator for property too

Dubai's stock market is structured so that a property owner has direct reason to watch it: the largest issuers are developers and the banks that finance home purchases. Emaar rising 5.1% is the market's assessment of housing demand prospects, expressed in money and in real time.

The equity market also reacts faster than the property market. An apartment transaction takes weeks; a share reprices in seconds. Developer share prices are therefore a leading indicator — showing where the property market will go in months, not where it has already been.

The most interesting number

Not the trillion, but 79% of new registrations from foreigners. That is the share of new market participants arriving from abroad — a direct measurement of external capital inflow into the emirate. The same capital that opens a DFM brokerage account typically also looks at property: two ways of buying into the same growth story.

A caveat about the cause

The jump was a reaction to a geopolitical headline, and such moves can reverse. The capitalisation record is a fact; whether the level holds is a question no single week of trading answers. What is genuinely structural in this data is the 56% rise in average daily turnover and the share of foreign participants — those are not reactions to a headline.
