Overstaying a UAE visa: AED 50 a day, and property owners get 90 days of grace

Every day spent in the UAE after a visa expires costs AED 50. A residence visa, though, comes with a grace period: the federal ICP gives property owners 90 days and Golden Visa holders 180. Who gets how long, and what to do once the clock has run out.

Overstaying a UAE visa: AED 50 a day, and property owners get 90 days of grace

Every day spent in the UAE after a visa expires or is cancelled carries a fine of AED 50, whatever the visa type. A residence visa, however, comes with a grace period before any fine applies: the federal ICP gives property owners 90 days and Golden Visa holders 180.

How much is the UAE overstay fine per day?

AED 50 a day. That is the figure in the service cards of the Federal Authority for Identity, Citizenship, Customs and Port Security (ICP): the fine is charged for each day a foreigner remains in the country after the visa has expired or been cancelled.

The ICP cards state no ceiling. The amount keeps growing for as long as the overstay lasts: one month beyond the grace period already comes to about AED 1,500.

Is there a grace period after a residence visa expires?

Yes, and its length depends on the visa category. During it you can renew, change status or leave without a fine. The periods, as listed on the ICP card for residence renewal:

CategoryGrace period
Golden, Green and Blue Residence holders and their families180 days
Property owners, skilled workers at levels 1–390 days
Permits issued with a guarantor or host60 days
All other categories30 days

The 180-day list also covers widows and divorced wives of residents, students after graduation and foreign-passport relatives of UAE citizens.

How long does a Dubai property owner have?

90 days, if the residence visa was issued to you as a property owner. That is the two-year investor visa, available for a property worth AED 750,000 or more. Thresholds and paperwork are covered in UAE residence visa through property.

If the property is worth AED 2 million or more and you hold the 10-year Golden Visa, the grace period doubles to 180 days. It extends to the family members you sponsor.

What if you entered on a tourist visa?

The ICP cards give tourist and visit visas no grace period. For the 14-day and 60-day visas the authority says plainly: leave before the permitted stay ends, or AED 50 a day applies.

So anyone who flew in to view property and stayed longer is better off extending the visa in advance than paying afterwards. Extensions go through ICP or, for Dubai-issued visas, through GDRFA.

What happens to the Emirates ID when the visa lapses?

The Emirates ID is tied to the residence visa and is renewed with it. Without renewal the card stops opening the bank, the Ejari tenancy contract, the DEWA connection and insurance. What stops working is set out in The Emirates ID: what it actually unlocks.

How do you check and pay the fine?

Outstanding fines can be checked and paid online: through ICP for federal visas and those of other emirates, through GDRFA for Dubai visas. You need a passport number, Emirates ID or file number to look one up.

Paying the fine does not restore your status by itself. You still have to renew the visa, change status or leave. An unresolved overstay can get in the way of the next renewal and of sponsoring your family.

How can a property owner avoid the fine?

Three simple rules:

  • set a reminder 30 days before the visa ends, not on the last day;
  • remember the investor visa rests on ownership: it renews only while the property is in your name;
  • when leaving for good, cancel the visa rather than letting it run out.

What the visa itself costs to keep, and how the routes compare, is covered in The routes into UAE residency, compared.

Frequently asked questions

What is the fine for overstaying a UAE visa?

AED 50 for each day spent in the country after the visa has expired or been cancelled. The rate is the same for entry visas, residence visas and exit permits.

How long is the grace period for property owners?

90 days after a property owner's residence visa ends. Golden Visa holders and their family members get 180 days.

Does a tourist visa have a grace period?

No. Under ICP rules a tourist or visit visa must be extended, or the holder must leave, before it ends; otherwise the fine starts the next day.

Where do you pay a UAE overstay fine?

Online through ICP or, for Dubai visas, through GDRFA. After paying you still need to settle your status: renew the visa, change it or leave.

Which visa an AED 750,000 flat brings, and which one AED 2 million does, is covered in UAE residence visa through property.
