Cancelling a residence visa properly when you leave
Leaving quietly and letting the permit expire is the common approach and the expensive one. What is left behind does not close itself, and some of it accrues.
People leave the Emirates the way they arrive — in a hurry, around a job or a school year — and the residence visa is frequently the thing left to lapse on its own. That is the common approach and it is the expensive one, because several of the things attached to it do not close themselves and a few of them accrue.
What to close, and in what order
- Employment or company obligations. An employer cancels an employment visa; a company owner closes or transfers the licence. A licence left unrenewed accrues penalties rather than lapsing quietly.
- Dependants' permits, which are cancelled through the sponsor and before the sponsor's own.
- The tenancy. Terminate it properly and recover the deposit, which requires clearances that take time.
- Utilities and telecoms. Final bills, deposit refunds, and disconnection — all of which need an account that still works.
- Vehicle. Sold or exported, fines settled, registration cancelled. Outstanding fines block everything else.
- Loans and credit cards. Settled and confirmed closed in writing. This one matters more than the rest put together.
- The bank account, last, because everything above needs it — and closed deliberately rather than abandoned.
- The residence visa itself, cancelled formally.
The two that cause real trouble
Unsettled credit. Outstanding debt in the Emirates is treated seriously and does not become someone else's problem when you board a plane. Leaving with an unresolved facility can generate consequences that surface years later at a border. Settle and obtain written confirmation — a clearance letter is a document worth keeping permanently.
An abandoned company. A licence that is neither renewed nor closed continues to accrue obligations, and the person named on it remains the person named on it. Closing a company is a procedure with its own timeline; it is started well before departure.

If you are keeping the property
You can. Ownership does not depend on residence and the title remains yours. What changes is the practical layer: managing a property from abroad, receiving rent into an account you may have closed, and being reachable for a service charge notice sent to an address you left.
Decide before you go how the property will be managed, where the money will land, and who has authority to act if something needs signing. A power of attorney arranged while you are here is a great deal simpler than one arranged from another continent.
The one-line version
Leave the way you would close any other set of accounts: deliberately, in order, with confirmations kept. The alternative is not a clean break; it is a set of open items in a country you no longer live in.
