Some buildings are bought for the apartment and some for the silhouette. One Za'abeel is unambiguously the second kind: two towers by Ithra Dubai joined high above Sheikh Zayed Road by The Link, recognised by Guinness World Records as the world's longest cantilevered building. That is the part everyone knows. What matters to a buyer is underneath it.
The location is the argument
The site sits opposite the World Trade Centre, on the boundary between the financial district, Downtown and the older city around Za'abeel. From here DIFC is minutes away and so is the Trade Centre itself — which is the practical reason the building attracts executives and long-stay business residents rather than holidaymakers.
That position also fixes what you look at. Views split between the Burj Khalifa skyline on one side and the older, lower city on the other, and the difference between them is real money in this segment. In a tower bought for its outlook, the aspect of the specific unit is not a detail — it is most of the decision.
Connectivity is the quiet advantage. Anything within a short drive of both DIFC and Downtown holds tenants through cycles that empty the outer districts, because the people renting here are here for work rather than for the winter.

What The Link actually is
The Link is a habitable sky concourse spanning between the towers, holding restaurants, an infinity pool and public-facing venues rather than being a decorative truss. It is the reason the building is photographed, and it makes the address recognisable to people who could not name another Dubai tower.
For an owner it works in two directions. It brings the amenity and the prestige, and it brings footfall: a building with destination dining in it is a busier building. Whether that reads as convenience or as intrusion depends on the tower and the floor, and it is worth asking specifically how residential access is separated from the venues.
The residential offer includes One&Only branded residences alongside the hotel — the same operator logic as any branded building, and the same questions apply: what the brand covers, what service is included, and what the running cost of that service is per year.
How to judge it as an asset
Branded and landmark buildings resell to a narrower and wealthier audience than ordinary towers. That cuts both ways: fewer buyers, but buyers who are not comparing you against a hundred similar units in the next building. The right evidence is what has actually transferred in this building, not what is being asked for elsewhere.
Service charge in this class is high by design — hotel-standard operations, complex engineering, the concourse itself. High is not the problem; unexplained is. Ask for the breakdown and what it has done over the last few years.
And be honest about the purpose. This is a residence to live in or to hold, in a segment where scarcity and address do the work. Bought as a yield instrument it will look mediocre against a mid-market one-bedroom, and the people who buy here are not measuring it that way.
