Georgia is on this list for one reason: it is the easiest entry of everything here. A foreigner buys an apartment on the same terms as a citizen, registration of title takes a day, and the tax burden on ownership is light. The restrictions apply to agricultural land, not to housing.

The market is of a fundamentally different scale, though. Tbilisi and Batumi are cities, not global hubs, and the tenant is local or relocated rather than a corporate expatriate. That changes both the stability of the rental stream and the speed of resale.

In our own material Georgia mostly appears as a reference point: what buys a studio in Dubai buys a full apartment here — and the useful conversation is about what exactly you are giving up for that difference.

The caveat: Lari currency risk and a narrow tenant pool: cheap to enter, slow to leave.
