Who rents here
- People working in the quarter and in the adjacent business districts. A narrow pool, but well-paid and highly sensitive to a short commute.
- Companies placing staff on contract terms.
- People who want the setting: cafés, galleries, events. In this segment that is a genuine selection factor rather than decoration.
Features of a purpose-built cluster
- Event seasonality. The quarter hosts industry weeks and shows; demand for short stays spikes and traffic thickens on those dates. You cannot build a model on peak weeks — count month by month.
- The residential component is small relative to the commercial one, so transactions are few and comparables harder to assemble.
- Ownership form. Free-zone quarters are not uniform; establish it for the specific building, in writing — it also determines which banks will lend.
- A weekday rhythm: busy in office hours, quieter at weekends.

- Ownership form and registration route for the exact property.
- Achieved rents and void periods inside the quarter, from live listings rather than neighbouring districts.
- Whether short letting is permitted, if you are counting on event demand.
- Service charge and any district-level charge.
- What else is in your building — offices and showrooms often sit alongside homes; establish whether entrances and lifts are separated.
- Parking, constrained for both residents and visitors.

Anyone counting on broad city-wide demand, and anyone who skipped the ownership question.
