Barsha Heights / TECOM: a business district you can live in

A free-zone cluster of towers mixing offices and homes. The ownership form varies by building, and the tenant is defined by the companies next door.

Barsha Heights / TECOM: a business district you can live in

Barsha Heights, still widely called TECOM, is a cluster of towers between the main highway and the media and internet districts. Offices and homes sit in the same buildings, and both facts matter to a buyer.

Ownership first

  • Free-zone districts are not uniform. The form of ownership and the registration route can differ from ordinary Dubai freehold and can differ between towers within the same cluster.
  • Establish it for the specific building, in writing, before discussing price.
  • It affects financing. The set of banks willing to lend narrows on non-standard forms, and that constrains your future buyer as much as you.

Who the tenant is

  • People working in the surrounding clusters — media, internet, knowledge and the offices in the towers themselves. A defined, checkable pool.
  • A short commute is the argument, and it is why tenancies renew.
  • Prices below the coastal districts for comparable space, which is what sustains demand.
  • Weekday rhythm: busy in office hours, quieter at weekends — a preference rather than a fault.

What mixed-use means day to day

  • Lift traffic at office hours if residential and commercial floors share cores.
  • Shared lobbies and parking in some buildings; establish whether they are separated in yours.
  • Cost apportionment between commercial and residential components — this is the document that sets your annual charge.
  • Governance. A large commercial owner can carry weight in decisions about spending and maintenance.

What else to check

  • Achieved rents and void periods inside the cluster, from live listings.
  • Service charge with history, and any district-level charge.
  • Distance to the metro on foot, measured with crossings rather than on a map.
  • Parking allocation, a real constraint in tower clusters.

Who it is wrong for

Families wanting a residential neighbourhood, and anyone who has not settled the ownership question for the specific tower.

Based on the Dubai Land Department register and the published structure of the district.
