In a family community the school drives demand as much as the commute does. “There’s a school nearby” sounds like enough of an argument, but it has three dimensions — and distance is the most obvious and not the most important.
Three dimensions
- Distance and transport. In this climate walking works for a few months a year; the rest of the time it is the car or the school bus. Ask whether a bus serves your part of the community and how long the route takes.
- Availability of places. Popular schools have waiting lists, and a family that cannot enrol its child will not live here. This can be checked: schools publish admissions information.
- Curriculum and fees. British, American, IB — families choose by curriculum, not by proximity, and move for it. The fees determine which families can afford both the school and your rent at the same time.
Why this affects your rent
- The school is an anchor that holds a tenant for years. Families do not move mid-year, and renewals here are more frequent than almost anywhere.
- Seasonality. Most demand arrives for the start of the school year; a house that falls vacant in February takes longer to let and lets for less.
- Budget fit. If the schools nearby are expensive, your tenant is a high-income family with different expectations of the house. If there are no schools at that level, demand comes from other families at other rents.
What to check
- Which schools actually operate within reasonable reach, and on which curricula.
- Whether there are places and how admissions work.
- School bus routes and whether they cover your part of the community.
- The drive at rush hour — to school and to work: a family has two routes, and both need to be bearable.
- Rents and void periods in the community from live listings, adjusted for the season.
