Dubai Hills Estate is the Emaar community that does the ordinary things properly: a real park, two schools, a nursery, a hospital, a mall and dog-walking areas that people actually use. This walks through the location, shows what a finished two-bedroom overlooking the park looks like inside, and gets to the number — a 6–7% long-let ROI, and how to do better than it.

What the community gives you

A large central park with an 18-hole golf course running through the estate, two schools, a nursery, a hospital, Dubai Hills Mall, and — a detail people underrate until they own a dog — dedicated dog-walking areas.

The location sits between Al Khail Road and Umm Suqeim Road, which means genuine access to both Downtown and the beach side without being in either. For a family, this is close to the optimum position in the city.

It is a mature community now rather than a masterplan. What is built is built, the trees have grown, and you can evaluate it by walking around rather than by reading a brochure — which is the single biggest advantage of buying ready.

Mulberry at Park Heights, and the park view

Mulberry at Park Heights is the ready apartment stock in this part of the estate — completed Emaar buildings, standard Emaar specification, and the units that face the park are the ones worth paying for.

A park view in Dubai Hills is structurally protected: the park is the reason the community exists and Emaar is not building on it. That is a materially different proposition from a "community view" that turns into a neighbour in four years.

Inside, the two-bedroom layouts are efficient rather than generous, with the usual Emaar decisions — open kitchen, decent balcony depth, a second bathroom. Nothing surprising, which for a rental asset is exactly right.

The 6–7% question, and how to beat it

Long-let gross yields in Dubai Hills have generally run 6–7%. That is a solid, boring number for a mature Emaar community and it is what the district should produce.

The routes to more, in order of how much work they involve: furnish to a good standard and target the corporate relocation market, which pays a premium for a turnkey annual lease; split the year between a short-let season and an annual tenant where the building permits it; or buy a unit that is underpriced because of a poor view and let it on the strength of the community rather than the outlook.

The route to less, which people take accidentally: buy a large unit. Three-bedrooms in Dubai Hills sell well to end-users and rent at a yield noticeably below the one and two-bedroom stock. If the purchase is for income, buy small.

Before you buy ready

Service charge history for the specific building, three years if it exists. Ready stock means this data is real rather than estimated, and it is the main advantage of buying completed.

Signed lease comparables for the exact unit type, not the district average.

The condition of the unit and the building — a completed Emaar building five years in tells you how the management company is performing.

And the view line, verified from inside the actual apartment rather than from a floor plan.
