In mid-September 2026, Wynn Al Marjan Island gave the first detailed look at its largest accommodation: two "royal" apartments at the top of the resort tower. The news travelled fast under headlines about the UAE's most luxurious residences, so the key point comes first. These are hotel apartments for resort guests, not homes for sale, and they cannot be bought. For anyone weighing property on Al Marjan Island, though, they still say something useful.
What was unveiled
- Two apartments: the Mayfair Apartment and the Paris Apartment, each around 1,460 sq m (about 15,700 sq ft) with seven bedrooms.
- Location: the uppermost floors of the resort's 70-storey tower, looking over the Gulf and the Hajar Mountains.
- Inside: several entertaining rooms, private bars, and in-apartment dining, spa and salon services.
- Design: led by Todd-Avery Lenahan, head of Wynn Design & Development. Anouska Hempel Design of London did the Mayfair in the manner of a classic London residence. The Paris studio Pinto did the Paris, with columns, collected art and hand-painted finishes.
What Enclave is
Both apartments crown Enclave, a boutique hotel within the resort: 323 suites in three categories, no more than nine per floor, with a private lobby, dedicated lifts and a guarded entry drive. This is how Wynn runs its resorts in Las Vegas and Macau. The main hotel is built for volume, and the enclosed part is built for the casino's most valuable guests, who stay for a week with an entourage rather than for a weekend.
Why it matters for property

Enclave is not a price benchmark for the whole island, however. The royal apartments are the operator's showpiece, not a guide to what flats in neighbouring towers are worth. Al Marjan has a lot of new housing due before 2030, and prices will depend on whether the resort actually fills the island with guests and staff, not on the size of its largest suite.
What to check before buying on Al Marjan
- Distance to the resort, and whether the building has its own beach rather than just a view of the Wynn tower.
- Who operates the building and what the service includes, since it drives both rent and service charges.
- Handover date relative to the resort opening. A unit finished before September 2027 will be let for a while without its main catalyst.
- How many similar units complete nearby in the same year.
