If you only have two minutes on Peninsula, this is the version. Five towers on a canal-wrapped tip of Business Bay, built by Select Group, sold to very different buyers depending on which tower you pick.
The masterplan in one paragraph
Peninsula occupies the point where the Dubai Water Canal loops around the southern edge of Business Bay. Water on three sides, one road in, five towers released in sequence between the late 2010s and the mid 2020s. Select Group is the developer — a firm with a long Dubai track record, best known before this for Marina Gate.
The site’s defining feature is that it cannot be built out. There is no adjacent plot to lose your view to, which in a district as densely developed as Business Bay is genuinely rare and is the reason the address carries a premium.
What separates the five towers
One and Two are the residential core: conventional apartment stacks aimed at end users and long-let landlords, with the widest range of unit sizes.

Three is the smallest of the group and trades thinly, which means both discounts and slow exits.
Four is the mixed-use tower with the retail plaza — compact units, a serviced-apartment logic, and the strongest short-let case.
Five is the hotel-branded element, handed over and rentable immediately, with a hospitality operator and correspondingly higher service charge.
Choosing between them is not a quality question. It is a question of which tenant you are underwriting.
Three checks before you buy anything here
Check the actual view from the actual unit. Peninsula sells on outlook and the outlook varies enormously by stack. A brochure that says "canal view" is not a survey.
Check the service charge, and on a handed-over tower ask for the invoice history rather than the estimate. This is the line that most often turns a projected yield into a disappointing one.
Check registered transactions for the tower on the Dubai Land Department record before you accept a price. What the developer asks and what units change hands for are two different numbers, and only one of them is data.
Who Peninsula is for
It is for a buyer who wants central Dubai with water on three sides, is comfortable with a single access road, and is buying a specific tower for a specific reason rather than buying "Peninsula" as a brand.
It works well for short-let investors in Four and Five, for long-let landlords in One and Two, and for end users who value the canal promenade and want Downtown within walking distance across the bridge.
It works poorly for anyone whose priority is a five-minute walk to a metro entrance, or who needs family-sized space at a competitive price per square metre — both are better served elsewhere in the city.

Select Group has a long Dubai record, best known before Peninsula for the Marina Gate towers, and its distinguishing characteristic is that it builds to a specification and delivers rather than competing purely on price.
Delivery consistency across the Peninsula masterplan is why these towers have held their premium relative to other Business Bay stock, where quality varies enormously between buildings.
It also means the community management after handover is competent, which over a ten-year hold matters more than most buyers account for.
Because the masterplan was released in phases, some towers are handed over and occupied while others are still building — which usefully means you can walk a finished tower to judge the finish standard of the one you are buying.
