Two-bedroom apartments in Mina Rashid: reading the layouts properly
About ten two-bedroom apartments came onto the market in Mina Rashid with no commission payable. That is a good reason to look closely rather than quickly. This is a detailed pass through the Mina Rashid masterplan layouts — the layout types, the size and area of balconies and terraces, and the specific things I check before recommending one unit over another.
Mina Rashid as a district
Mina Rashid is the old Port Rashid, reimagined by Emaar as a waterfront community built around a marina and the QE2. It has the advantage that most new Dubai waterfront lacks: it is on real historic port land near the older commercial core, not on a piece of reclaimed sand twenty kilometres out.
The masterplan runs to several phases — Sirdhana, Seascape, Sunridge, Clearpoint among them — released over years. Each phase has its own relationship with the water, and that relationship is the single largest driver of price within the district.
It sits directly next to Dubai Maritime City. The two districts share infrastructure and reputation, which is why I keep covering them together.
Reading a two-bedroom layout
Start with the ratio of internal area to balcony. Dubai brochures quote a total area that includes the balcony, and two units with the same headline number can differ by 15% in usable interior space. Ask for the internal area separately, in writing.
Then look at the balcony depth, not its area. A balcony 1.4 metres deep holds a chair and nothing else; at 2.2 metres it becomes a room you actually use nine months of the year. The floor plan gives you this if you read the dimensions rather than the shading.
Then the second bedroom. In a lot of Dubai two-bedroom layouts the second room is sized for a bed and a wardrobe with no floor left, and there is no second bathroom. That unit rents to a couple, not to a family or a flatshare, which halves your tenant pool. Check the door swings too — they tell you more about how the space works than the render does.
Finally, the kitchen: open or closed. Open kitchens photograph better and rent faster to younger tenants; closed kitchens are what a family from the region will ask for. Neither is right, but the choice determines who leases it.
What "no commission" actually means
Units marketed without commission are usually developer stock or an assignment where the seller has agreed to absorb the fee. It is a genuine saving of around 2% and it is worth having.
It is not, by itself, a reason to buy. A 2% saving on the wrong stack is erased by the first year of a weaker rent. Treat the commission structure as the last consideration, after location within the building, layout and view.
What it does tell you is something about motivation. Absorbed commission usually means the seller wants a faster transaction, and a seller who wants speed is a seller who will discuss price.

Before you commit
Get the exact internal area, balcony area and terrace area as separate numbers, and compare them across the units you are shortlisting. This one exercise separates the good buys from the average ones more reliably than anything else.
Confirm the service charge for the specific phase — Mina Rashid phases do not all carry the same figure.
Walk the actual floor if you can, or at least the same stack. Waterfront proximity in a masterplan this large varies enormously between buildings that look adjacent on a map.
And check what is scheduled to be built on the plot between your unit and the marina. In a phased masterplan, today's open view is frequently tomorrow's neighbour.
