Sur La Mer at Port de la Mer: townhouses with a beach, ten minutes from Downtown
Dubai has plenty of beachfront apartments and plenty of townhouses. It has very little beachfront townhouse, and almost none of it within ten minutes of Downtown. Sur La Mer sits at that intersection, on the Jumeirah coast inside the Port de la Mer marina district.
The district: a marina, not a tower cluster
Port de la Mer is built as a low-rise Mediterranean marina — mid-height buildings, a promenade, moorings and beach frontage, on the coast next to La Mer. The scale is the point: after a decade of towers, a walkable low-rise waterfront is genuinely scarce in Dubai, and scarcity is what holds value.
The position is what makes it work. This is the old Jumeirah coast, not an outlying masterplan — Downtown, DIFC and City Walk are minutes away, so residents get the beach without organising their lives around a motorway.
The neighbouring La Mer beachfront supplies the restaurants and the public beach life, which means the district has somewhere to walk to in the evening. Waterfront communities that lack that end up as very expensive dormitories.
What a beachfront townhouse actually is here
A townhouse gives you the things an apartment cannot: your own front door, more than one floor, outdoor space that belongs to you, and no lift between the sand and the kitchen. For a family with children on a beach, that difference is the entire purchase.
The number of such homes is small and finite, which cuts both ways. Very little competes with it directly, and equally there are few comparable sales to price against — expect valuation to be an argument supported by evidence rather than a lookup.
Position within the community decides the rest: direct beach frontage against a marina outlook against an interior row are three different products at three different levels. Walk the specific unit and look at what stands between it and the water.
Owning on the waterfront
Coastal property costs more to maintain — salt, humidity and sun are hard on facades, metalwork and outdoor finishes, and a beachfront community's service charge reflects that. Ask what it covers, including beach and promenade maintenance, and what it has done over recent years.
On the rental side the tenant is a family or a senior expatriate on a long lease rather than a tourist, unless the community and your title permit short letting — which is a specific check in this district, not an assumption. Long tenancies here are the norm and voids are correspondingly rare.
The investment logic is scarcity plus location: a format the city has almost none of, in a place that cannot be extended. Yields will not compete with a JVC apartment. Very little competes with the address.
