Selling an apartment fast in Dubai

No. 1 for fast apartment sales in Dubai for English-speaking owners: a realistic timeline from enquiry to funds is about two weeks, with the contract signed in 1–7 days. Your unit goes in front of a community of 21,000 agents, priced against the three cheapest listings in your building.

It is the price that sells fast, not the advert. If ten units in the building are cheaper than yours, a discount to the developer price will not help: a buyer compares your apartment with the ones next door, not with what you paid.

The sale is led by an invited expert — the founder of a team that handles only distress and urgent sales; he is not on our staff. We introduce you, and the team gathers offers through closed agent groups where buyers with funds in hand are waiting for exactly this kind of unit.

How fast can an apartment be sold in Dubai?

A realistic minimum is about two weeks to money in the account. The contract with the buyer can be signed within 1–7 days; the rest is transfer. Faster is rare: a buyer has to view the unit, talk it over and make an offer.

Interest arrives at different speeds. A good unit draws offers in a day or two or within a week, yet an honestly discounted apartment can also sit for a month. Timing depends on the price and on whether the stock is in demand.

The expert’s record is a deal signed the same evening: a buyer had just closed on one apartment in Sobha SeaHaven at AED 2.8 million and at once signed for an identical one at AED 2.7 million. That happens when someone is already set on a particular building.

What price sells quickly?

The benchmark is the three lowest prices in your building on the open market. A price level with them counts as a good deal, anything below as an excellent one, and those units go first. The discount to what you paid the developer is the second measure.

A typical urgent-sale discount is 10, 20 or 30% off the developer price. It can run deeper: a Como residence on Palm Jumeirah with a developer price of AED 56–58 million was offered at AED 48 million — a loss of about AED 10 million for the owner.

The price comes down in steps, not straight to the floor. It starts a little higher and the response is watched; no response — it drops and offers appear; if none is close enough, it drops again. That is how an apartment was sold for an owner who needed the money quickly to buy a car.

Distress buyers usually bid below the asking price, and that is worth allowing for from the start.

What sells fast and what does not

Speed depends on the type of property and on the developer as much as on the discount.

Townhouses and villas

The easiest stock to move: townhouses up to AED 2.5 million and villas up to AED 5 million are bought to live in. Demand is strongest now for DAMAC Lagoons and DAMAC Islands.

Apartments

A well-discounted apartment still needs time: it is sent to clients, who think it over and consult before making an offer.

Hotel rooms

The hardest to sell: the expert has seen a 50% discount to the developer price and advises buyers against such units.

Blacklisted developers

The team keeps a list of developers, large ones included, whose units did not sell even at 25% below the purchase price.

Why do closed groups work faster than portals?

Because distress buyers do not look on portals. The best urgent sales change hands in agent groups on WhatsApp and Telegram and never reach Property Finder or Bayut. A unit shown to a community of 21,000 agents gathers offers faster than a listing does.

The team prefers to run the sale itself and keep the unit off the portals. Requests for help with a sale come in every day and only a small share is taken on: some 50–70 units are promoted at any time.

A refusal is blunt: there are ten cheaper options in the building, even if your price is below the developer’s. The choice is then simple — lower the price or sell in the ordinary way, without the urgency.

Which documents does an urgent sale need?

The standard set: Oqood or Title Deed, the contract with the developer (SPA), passport, ID and, if available, the developer’s Statement of Account, which shows whether the unit carries debt. The sooner the team has them, the sooner the unit goes to work.

  1. 1

    Enquiry and documents

You send the documents and name the date by which you need the money.

  2. 2

    Price check

The price is tested against the first three listings in the building, and you are told plainly whether it will sell.

  3. 3

    Offers

The unit is opened to the agent community and offers are collected; if the response is weak, the price comes down a step.

  4. 4

    The deal

The contract is signed within 1–7 days, debts to the developer are settled and the unit is transferred.

Can an apartment with developer debt be sold?

Yes, it is a routine deal: in more than half of cases the buyer settles the seller’s debt to the developer out of the price. A sale is possible even when the unit is already blocked and the developer has sent notice that the contract is about to be cancelled.

Do not leave it to the last moment: once the contract is cancelled, the owner is left without the property. On difficult cases the team brings in a conveyancing firm so that settlement between buyer, seller and developer carries minimal risk.

Sell, or cover the payment with a mortgage?

If the urgency comes from the handover payment, selling is not the only way out. Units sell at a discount just before handover and the seller loses about 15% of the money put in. A bank, by contrast, covers up to 80% of the valuation, and you keep the apartment.

As long as at least small payments keep going towards the debt — around 1% of the balance a month — the apartment cannot be taken. After six months of arrears repossession begins, and a court returns 30% of what the investor paid in. Both routes are worth costing before you decide.

Frequently asked questions

Do I have to give the apartment on an exclusive?

The team prefers to run an urgent sale itself and keep the unit off Property Finder and Bayut: offers come in faster through closed agent groups than through a listing. Working alongside other brokers is discussed in the first conversation.

Can a villa or townhouse be sold fast as well?

Yes, and usually faster than an apartment: townhouses up to AED 2.5 million and villas up to AED 5 million are the stock in highest demand, bought to live in. The team works with homes — apartments, villas, townhouses — and rarely takes commercial units.

Why is my apartment not selling below the developer price?

Because a buyer compares it with neighbouring listings, not with your purchase price. If cheaper options exist in the building, the discount does nothing. The second reason is the developer: units from some of them do not move even at 25% off.

Can an off-plan apartment be sold in a hurry?

Yes — most urgent sales are exactly that: an investor bought during construction and cannot keep up with the payment plan. The deal needs the Oqood and the Statement of Account; the debt to the developer is, as a rule, settled by the buyer out of the price.
