Abu Dhabi’s sports island, where housing has only just arrived: a wave pool, cycle tracks — and Modon’s first districts of villas, townhouses and plots.
Hudayriat is a large island across a bridge from Abu Dhabi island proper, developed for years as the city’s sports and beach ground: cycle tracks and a velodrome, a surf wave pool, beach clubs, running routes.
Housing is recent: master developer Modon is releasing districts in phases — Nawayef on the hills, Al Naseem, Bashayer, and Wadeem plots for private homes. This is a young market: most of what has sold is still being built.
The distinction from the neighbouring islands is function: what is sold here is sport and active living, not a museum quarter as on Saadiyat and not theme parks as on Yas.
As of 26 August 2026 our base holds 59 price-cut lots on the island: 20 plots, 19 villas, 12 apartments and 8 townhouses — from Wadeem, Bashayer, Nawayef and Al Naseem.
Entry per our stock: apartments from AED 2.25m, plots from 2.99m, townhouses from 4.2m, villas from 6.84m. The deepest cut in the sample is 27%.
A fifth of the supply is land. That is rare for Abu Dhabi: the island lets you buy a plot and build your own house — at a far earlier stage of the market than anywhere comparable.
Hudayriat is an early-stage bet: the sports infrastructure already works and draws crowds every weekend, while the housing is still completing. The buyer pays for an environment that arrived before the homes rather than being promised after them.
The mirror-image risk: a young market with few resales, so a price cannot be checked against transaction history. The discounts in the live stock are the one market reference there is.
We hold no rental statistics for the island and will not invent any: letting here is only forming as the first phases hand over.
The phase and its handover date: the island builds in waves, and living beside a site is the base case of the first years.

And the road: there is one bridge off the island, and the morning drive toward the centre is worth testing on a weekday.

Phase one of Abu Dhabi’s Mid-Island Parkway is due in 2027: eight lanes, AED 2.85bn and a 600-metre underwater section. The drive from Saadiyat to Al Reem and Abu Dhabi Island drops from 25 to 10 minutes. Phase two adds 14.5 km towards Al Raha Beach.
The Wadi is a 3,950-apartment community along Yas Canal on Yas Island, Abu Dhabi. The project is valued at about AED 6bn and is being built by Cosmo Developments. Phase one, 530 apartments, is due in Q4 2030.
Mubadala, TARAF and Kerzner International announced One&Only Private Residences on Al Maryah Island on 1 October 2026: a 44-storey tower of about 230 metres with one- to three-bedroom homes, duplexes and a penthouse, linked directly to The Galleria.
A Property Finder study puts the UAE’s top residential deal of 2026 at AED 200m for a villa in Al Shamkha, Abu Dhabi. Dubai’s ceiling is an AED 170m Palm Jumeirah villa and an AED 147m Jumeirah plot. In Ras Al Khaimah an Al Marjan apartment sold for AED 34m.
Radiant Real Estate has launched Radiant Terrace on Al Reem Island: 43 residential floors over a six-level podium, 618 apartments from studios to four-bedroom duplexes, 549–3,179 sq ft. Studios from AED 700,000–800,000, handover in Q3 2029.
CBRE reports average Dubai residential rents fell 6.2% quarter on quarter and 2.6% year on year in Q2 2026. Sale prices stayed 1.9% above last year while transaction volumes dropped 29%. Office rents rose 13%.
Knight Frank counts 175 branded residence schemes in Dubai: 68 live and 107 in the pipeline. Miami has 73, London 30. Abu Dhabi has 24 and Al Marjan Island 23. The UAE holds 19% of the global pipeline.

Abu Dhabi expects its population and GDP to double by 2040; the emirate had 4.14m residents at the end of 2024. AED 240bn is earmarked for housing, transport, health and schools. The widely quoted "6 million by 2040" is not an official figure. What is actually being built.
