Where homes, shops and warehouses stand side by side, the permitted use of the plot next to yours shapes your everyday life. It can be checked — and it is better checked by you than taken on the seller’s word.

The order of steps

  • Get the property’s plot number. Not the address in the listing but the number in the documents — everything else starts from it.
  • Identify the adjoining plots on the cadastral plan: what is directly alongside and what is across the road.
  • Find out the permitted use of each. Residential, commercial, industrial or community use is public information.
  • Look at empty plots separately. An empty plot is a future neighbour, and its permitted use tells you what kind.
  • Check whether any projects have been approved on those plots, and at what height.

What to check on foot

The documents tell you what is allowed; the street tells you what is actually happening. Walk the block twice — once on a weekday and once in the evening. Industrial and retail activity only shows during working hours, residential life in the evening. The difference between the two walks is the real picture.

  • Truck traffic and which streets it uses.
  • Your neighbours’ working hours — early loading and late shifts.
  • Smells and extract vents, especially from food outlets and workshops.
  • Parking: whether spaces are taken by other people’s cars and lorries.

Why this matters more than the finish

You can change the finish; you cannot change the neighbour. And the neighbour is entitled to change what they do within the plot’s permitted use without asking you. That is why, in mixed-use districts, checking the surroundings ranks above checking the apartment — not the other way round.
