Al Quoz: an industrial belt that became a creative quarter
Warehouses, workshops, galleries and housing mixed together in the middle of the city. The space is cheap; the questions are not the ones you ask in a residential district.
Al Quoz is an industrial belt in the middle of Dubai where warehouses and workshops sit alongside galleries, studios, cafés and housing. The mix produces something residential districts do not have, and raises questions they do not raise.
What the mixed use gives
- Space for money that would not buy it in a residential district: high ceilings, large floor areas, room for a studio or workshop.
- A central position between the main arteries — shorter drives than from most residential districts at the same price.
- A setting that cannot be designed. Galleries and studios came here because space was cheap and large, and that is precisely what attracts a particular tenant.
The questions residential districts do not raise
- Permitted use of the unit. Industrial, commercial and residential uses are regulated differently, and that determines what you may lawfully do with it and to whom you may let it. Living in a non-residential unit is not permitted, and the consequences fall on the owner rather than the occupier.
- Ownership form. Mainland industrial land is not uniformly open to foreign ownership; verify by plot with the Dubai Land Department.
- Neighbours. What operates on adjoining plots — workshop, warehouse, body shop, production — sets the noise, smell and traffic at your door. This is checked on foot, not on a map.
- Change of activity. In a mixed zone a neighbour may switch activity within the plot's permitted use.
- Freight traffic. The streets here were laid out for lorries, not pedestrians.
What to check
- Permitted use and ownership form, in writing, before price.
- Walk the block on a working day — industrial activity is invisible at weekends.
- Who the tenants are nearby and at what rates — this is its own market and does not compare with residential.
- An independent valuation: transactions in mixed-use stock are few and comparables scarce.
- Lending appetite — banks treat non-residential and mixed property differently.

Anyone looking for an ordinary residential setting, anyone who needs an easy exit, and anyone planning to live in a unit that is not residential.
