Bvlgari Resort & Mansions Abu Dhabi: 90 private mansions on a horseshoe island, opening 2030
Eagle Hills and Bvlgari are building a resort with 60 keys, 30 beach villas and 90 mansions of 1,650–2,500 sqm on a private island facing Qasr Al Watan, some with docks for 25 m boats. Opening 2030. How it differs from Bvlgari in Dubai.
In June 2025 Bvlgari Hotels & Resorts signed a long-term agreement with Abu Dhabi's Eagle Hills to open Bvlgari Resort & Mansions on a private, horseshoe-shaped island. Opening is scheduled for 2030. It is the Italian house's first project in the UAE capital and one of the most private residential formats the city has been offered.
What goes on the island
- The resort: a main building with 60 rooms and suites, including two Bvlgari Suites and a Bvlgari Penthouse.
- 30 beachside villas, each with a private pool.
- 90 mansions of 1,650 to 2,500 sqm. Some come with private docks for boats up to 25 metres; the rest face the island's inner cove.
The island looks out to the sea, the skyline and the Qasr Al Watan palace, and is designed as an extension of the Corniche, reached by a dedicated bridge or by water. Architecture is by Antonio Citterio Patricia Viel, the Milan practice behind most Bvlgari hotels; landscape by Milan-based LAND, working with dunes, gardens and natural forms.
Not a copy of Bvlgari Dubai
In Dubai the brand sits on Jumeirah Bay with a hotel, residences and a marina — still one of the most expensive addresses in the country, covered on our Bvlgari Resort & Residences page. The Abu Dhabi scheme is built differently: the residential core is not apartments but houses the size of small hotels, with 90 mansions against 60 hotel keys. It is a bet on the family home behind a bridge, not on a branded flat for letting.

How to look at it as a buyer
Yield maths does not work at this level. Mansions of this size are bought to live in or to hold as a family asset, and value rests on scarcity and the name — a handful of projects of this calibre exist in Abu Dhabi, each with dozens rather than hundreds of homes. The questions that matter are practical:
- Timeline — four years to the 2030 opening, with payments tied to construction.
- Services — how much of the resort offer extends to mansion owners, and at what service charge.
- Access — it is a private island; guest access rules should be in writing before you sign.
The developer, Eagle Hills, confirmed in August 2026 that it is also taking on the much larger island off the Corniche — see Lulu Island Abu Dhabi. Together they point in one direction: the string of islands next to the capital's centre is becoming its most expensive place to live.
