The Ritz-Carlton Residences, Al Maryah Island: SAAS Properties launches 165 branded homes in Abu Dhabi, handover in Q2 2030
SAAS Properties has launched The Ritz-Carlton Residences on Al Maryah Island: 165 homes from one to four bedrooms, duplexes and a penthouse, designed by Killa Design with interiors by Tara Bernerd. Construction is under way; handover is set for Q2 2030.
The Ritz-Carlton Residences, Al Maryah Island is a new 165-home branded tower in Abu Dhabi's financial district, developed by SAAS Properties. It offers one- to four-bedroom residences, duplexes and a single penthouse. Launched at LIVEX in October 2026, it is already under construction, with handover scheduled for Q2 2030 according to the developer.
It is the third branded residential tower on the island we have covered in six weeks, after W Residences by TARAF and One&Only Private Residences. Al Maryah is turning from an office district into a prime residential address.
What is in the project?
The tower holds 165 private homes: one-, two-, three- and four-bedroom simplex residences, two- to four-bedroom duplexes and one signature penthouse at the top. It rises from a landscaped podium on the island's waterfront canal, with family and resort-style spaces at podium level.

SAAS uses the Ritz-Carlton name under licence from Marriott International. The hotel group does not build or sell the homes, which is the standard structure for branded residences in the UAE.
Who is the developer and who designed it?
SAAS Properties is a UAE-headquartered luxury developer led by chief executive Ahmed Al Qassimi. It also showed The St. Regis Residences, its second branded tower on the same island, at LIVEX 2026.
Architecture is by Killa Design, the studio of Shaun Killa, who designed Dubai's Museum of the Future. Interiors are by Tara Bernerd & Partners; the developer says it is the studio's first project in the Middle East.
Which amenities come with the residences?
- an outdoor pool with cabanas and a temperature-controlled indoor pool;
- a spa with treatment rooms and a fitness studio;
- a cinema and media lounge, games room and executive golf lounge;
- a co-working lounge and boardroom;
- outdoor dining, family areas and Ritz-Carlton concierge and valet services.
Some operator services in branded towers are billed on top of the service charge. Ask for the management agreement alongside the price list to see which.
How much do the apartments cost?
Neither the press release nor the project website publishes prices; the price list is released after registering interest. Figures circulating in adverts do not agree with each other, so we do not quote any here. Rely only on the developer's official price list and payment schedule.
Where is Al Maryah Island and what is nearby?
Al Maryah sits in central Abu Dhabi and is home to Abu Dhabi Global Market, The Galleria mall and Cleveland Clinic Abu Dhabi, each about a minute from the tower according to the project site. Bridges link it to downtown and to Al Reem Island.
More branded supply is coming: Aldar and Mubadala are planning the north of the island. See our Al Maryah Island guide for the wider picture.
Is it a good investment?
With handover in 2030, capital is tied up for more than three years with no rental income. This is a bet on the brand and on the island's rise rather than on near-term yield. Compare price per square foot and service charges with the neighbouring branded towers before committing.
