Sharjah is spending AED 1.65bn on roads and stormwater drainage
Two of the largest construction programmes in the emirate’s history are running at once. They, rather than any developer’s payment plan, will determine what these districts look like in five years.
New community launches in Sharjah are usually analysed through the developer's economics — build cost, demand, the entry price relative to the neighbouring emirate. Far more important is the background against which those launches are happening: two of the largest construction programmes in the emirate's history, transport and hydraulic, together worth roughly AED 1.65bn.
What is being built
AED 750m into roads. The transport component comprises four major works, with technical opening of the first phase announced for November 2026. They address the specific bottlenecks that make journeys inside the emirate, and out towards Dubai, slower than the distances suggest.
The remainder goes into stormwater drainage — the same category of infrastructure Dubai is addressing with its own multi-billion programme, and for the same reason: rainfall events that the existing networks were never designed for.

Why this matters more than a payment plan
In an emirate whose value proposition is price relative to Dubai, the binding constraint is the commute. Sharjah is cheaper because getting to Dubai is slower; anything that materially changes journey times changes the price differential.
Drainage matters for a different reason. A district that floods is a district whose rents and values are permanently discounted, and the discount is not recovered by finishing the buildings nicely.
What a buyer should do with this
- Map the works against the district you are considering. Infrastructure benefits are local; a road scheme five kilometres away changes nothing for your commute.
- Note the dates. First phase technical opening in November 2026 is a checkable milestone, and progress against it is a better read on the emirate's execution than any announcement.
- Ask about levels and drainage on the specific plot, exactly as you would in Dubai.
- Do not pay for it twice. A launch price that already assumes the road is finished leaves you funding the improvement rather than benefiting from it.
