Seven new shopping centres are planned to open across the UAE in 2026. In Dubai the most anticipated are Sobha Mall in Sobha Hartland, Villa Square in Wadi Al Safa 5 and South Bay Mall in Dubai South. A separate story is Dubai Square in Dubai Creek Harbour: Emaar's concept is a technology-led mall where you can shop without leaving your electric car, inside the building.

Why this matters more than it looks

A mall in Dubai is not only retail. In this climate it performs the role the street plays in other cities: it is where people go to walk, eat, meet and take children at the weekend. For eight months of the year an open street is physically unsuitable for that, and the shopping centre becomes the district's public space.

Hence a direct consequence for housing. A mall within walking distance changes quality of life in a district more than another tower or another pool. This is the case where infrastructure adds not square metres to an apartment but the content of a weekday evening.

What to watch at each address

  • Sobha Hartland — already built and populated; the mall arrives to existing demand rather than creating it.
  • Dubai South — the opposite case: South Bay Mall is being built where the district is still forming and will be one of its first anchors. For a buyer that is an early stage, with both upside and risk elevated.
  • Dubai Creek Harbour — Dubai Square is still several years away, but the very existence of an announced mall at that scale already shapes how the market prices the district.

A sober caveat

An announced mall and an open mall are different things, and the difference is measured in years. Dubai's record includes projects that slipped by half a decade. Price a promised shopping centre into a purchase with a discount for timing; price an opened one in full.

The broader context is worth holding too: seven new centres in a year is a meaningful addition of retail space. Some footfall will inevitably shift from existing malls to new ones — which is good news for districts where shopping currently means driving across the city.
